Research Triangle Park and the universities around it produce a steady flow of scientists, engineers, and project leads who go independent. They bill a few clients through an LLC or S-corp. Charlotte finance and tech independents
Contract developers, fractional CFOs, and compliance consultants often get paid on a 1099. The 1099 path counts 100% of gross 1099 income plus year-to-date deposits, averaged, and checks it against an IRS wage and income transcript.
Coastal businesses with a summer peak
The NC Department of Commerce says tourism employs more than 225,000 North Carolinians and points to 300 miles of barrier-island coast. Charter captains, rental cleaners, surf shops, and contractors from the Outer Banks to Wilmington earn most of their money in a few months. When income is seasonal, underwriting asks for 24 months of statements so the slow months are averaged in, not held against you.
Mountain trades and hospitality owners
Asheville and the High Country run on builders, guides, restaurants, and small lodging owners. Their deposits swing with leaf season and ski season, and some had a rough stretch to rebuild through. Twenty-four months of statements shows the full cycle. If you have large savings but thin income, asset depletion is another route.
What these North Carolina borrowers share is choice. Most of them could get a W-2 job tomorrow. They stayed independent because it pays better or fits their life. North Carolina uses one flat rate for everyone. The NC Department of Revenue lists it at 4.25% for 2025 and 3.99% for tax years after 2025. The rate has come down every year since 2022, when it was 4.99%.

Here is the part most people miss. A falling rate does not raise the income a lender sees. It only changes what you send to Raleigh. Your net income is still gross revenue minus every deduction your CPA found: the home office, the car, health premiums, retirement contributions, software, and travel. For a new independent, the first two years often carry startup costs too.
A flat state rate also means there is no bracket to manage around. So most North Carolina owners keep deducting. That is smart tax planning. It is also why a salaried offer letter from three years ago can look bigger on paper than today’s thriving firm. With bank statement loans, we start from deposits. Business statements use a fixed 50% expense factor, or a CPA or tax-preparer expense statement if your real costs run lower. Personal statements count 100% of eligible deposits.
Your NC return still matters for one thing: it proves the business exists and how long you have run it. We need 2 years of self-employment in most files. One to two years can work if you spent the 2 years before that in the same line of work.
A Raleigh Example: A Consultant Two Years Off Payroll

This consultant earned more in year two than in her last salaried job. Her CPA paid her a modest salary, maxed a retirement plan, and wrote off a home office and travel. Her return was built to cut taxes. Twelve months of business statements at the fixed 50% factor show what the firm actually brings in, and she owns 100% of it, well above the 25% minimum.

Buying and Closing a Home in North Carolina
Every North Carolina county is at the $832,750 2026 conforming baseline (FHFA 2026 county loan limits). Our self-employed loans go from $100,000 to $3,500,000, so a Myers Park or Figure Eight Island price does not force a separate jumbo program. The top tier needs 700 FICO and 70% LTV.
North Carolina charges an excise tax on deeds of $1 for each $500 of the price (G.S. 105-228.30). On a $500,000 home that is $1,000. By custom, the seller usually pays it, but check your contract.
North Carolina lenders secure loans with a deed of trust. If a loan goes to foreclosure under a power of sale, the case is heard by the clerk of superior court in the county, who must find a valid debt, a default, and proper notice (NC Judicial Branch). It is not a quick process, and it is one more reason we underwrite your real income carefully up front.
Mountain and coastal buyers: second homes are allowed on 1-unit properties, and the acreage cap is 15 acres for a primary or second home. ❌ Myth: “Bank statement loans are only for people with bad credit.”
✅ Fact: They are for people whose tax return undercounts them. Borrowers from a 620 score up use them, and a 740 score reaches 89.99% loan-to-value on a primary home.

We use 24 months of bank statements when income is seasonal. That spreads the big summer or leaf-season deposits across the slow months, so one quiet winter does not sink your file. Business statements use a fixed 50% expense factor, and you need at least 25% ownership of the business account.
Who pays the excise tax on a North Carolina home sale?
North Carolina charges $1 for each $500 of the price when the deed is recorded. On a $500,000 home that is $1,000. The seller usually pays it by custom, but your purchase contract controls. We show every closing cost in your estimate so there are no surprises at the table.

Can I buy a second home or rental with bank statements?
Yes. Primary homes, second homes, and investment properties all qualify. Second homes must be one unit. For a rental, a DSCR loan can qualify on the rent alone and keep your personal income out of the file.
