This form is not a credit application. When we move to a preapproval, that starts with a soft pull, and we tell you before anything changes.
What You Need To Start
Almost nothing. That is deliberate. Most lenders front-load paperwork before they will tell you anything useful. We would rather look at your situation first and ask for documents once we know what actually matters.
No documents
No pay stubs, no tax returns, no bank statements to send a message. If your file needs them later, we will tell you exactly which ones and why.
No Social Security number
You do not enter an SSN to start a conversation with us.
No credit pull
Not a hard inquiry, not a soft one, not at this stage.

Who This Is For
Veterans and active duty using VA entitlement
Including files another lender declined on a credit score overlay, a manual underwrite, or a past bankruptcy or foreclosure. VA publishes no minimum score. Most lenders add one. We do not.
Self-employed and 1099 borrowers
If your tax returns do not reflect what you actually earn, there are documented paths that use bank deposits, 1099s, a P&L, or your assets instead.
Homeowners who want equity without losing their rate
A hybrid HELOC or a closed-end second leaves your first mortgage alone. If you locked a low rate, that usually matters more than the equity math.

Send the denial with your message. Most of the time it turns out to be that lender’s overlay rather than an actual agency or VA rule, and an overlay is a fixable problem.
Questions Before You Send It
Will this hurt my credit score?
No. Submitting this form is not a credit application and triggers no inquiry of any kind. If we move forward to a preapproval, that begins with a soft pull, which does not affect your score, and we tell you before it happens.
What if another lender already turned me down?
Send us the denial. VA publishes no minimum credit score and no hard debt-to-income cap, but most lenders add their own rules on top of the handbook. Those extra rules are overlays. A file declined on an overlay can often close somewhere that does not impose one.
Do you lend in my state?
We are lending in 49 states. New York is the one exception. If you are buying somewhere other than where you live now, which is common with military orders, say so in your message and we will build the timeline around your report date.
What happens to my information?
It comes to our team and stays there. We do not sell it, and you will not start getting calls from lenders you never contacted.
How fast can you actually close?
It depends on the product and the file. A VA IRRRL streamline refinance can close in as little as 14 days. A Lightning Equity Hybrid HELOC can fund in as few as 5 days. A purchase runs on the contract date, and we build backward from it.
