Arkansas is a national leader in poultry production, per the Arkansas Department of Agriculture. Contract growers get paid by the flock, so deposits come in lumps, one flock at a time. Farming income is seasonal, so the PRMG profile requires 24 months of statements. There is one hard rule: the home we finance cannot be a working farm or land that earns you income. Owner-operator truckers
Arkansas sits on major freight routes, and many drivers own their own rigs. Fuel, tires, repairs, and truck depreciation wipe out most of the Schedule C. A bank sees a driver who grossed six figures and kept a sliver. We total 12 or 24 months of business deposits and apply a fixed 50% expense factor. You need at least 25% ownership, and your business must be 2 years old.
Rental investors in college and hospital towns
Fayetteville and Little Rock have steady renter demand. A DSCR loan qualifies on the rent instead of your personal income. Investment land is capped at 5 acres. First-time buyers cannot use the investment path on the bank statement programs, so buy your own home first.

Arkansas has cut its individual income tax more than once in recent years. In July 2024 the top rate dropped from 4.4% to 3.9%, per the Department of Finance and Administration. Then Act 2 of the 2026 First Extraordinary Session (Senate Bill 1, approved May 6, 2026) cut the top rate to 3.7% starting with tax year 2026. Business income from a sole proprietorship, LLC, or S corporation flows to your personal return at those rates.
Here is where most people get it wrong. They think a lower state rate means owners stop chasing write-offs. It does not. Federal income tax and self-employment tax are still the big bills. So Arkansas owners still take every deduction. Mileage for a consultant who drives to supplier meetings. Equipment for a grower. A truck for an owner-operator. The Schedule C shrinks, and a bank qualifies you on that.
A lower state tax does help at closing and after. Arkansas homeowners can get a homestead property tax credit of up to $500 a year on a principal residence, and the legislature authorized up to $600 starting with 2026 tax bills, per the DFA Assessment Coordination Division. That lowers the tax part of your monthly payment.

Her 1099s show $186,000. We count the gross, add year-to-date deposits, average it, and check it against her IRS transcript. At 30.3%, she fits even the tighter 43% cap at a 620 score.

Buying in Arkansas: Baseline Limits, a Small Transfer Tax, and Farm Parcels
Every Arkansas county sits at the $832,750 2026 FHFA one-unit baseline, per the FHFA county file. Most Arkansas homes fall well under that. For bigger homes in Benton County or west Little Rock, our self-employed loans run from $100,000 to $3,500,000 on the same income rules.
Arkansas charges a real property transfer tax of $3.30 per $1,000 of the price on deals over $100, per the DFA transfer tax page. On a $400,000 home, that is $1,320 (example). It is small next to most states, but it still belongs in your cash to close along with title, recording, and prepaid taxes and insurance.
Land is where Arkansas buyers get tripped up. A lot of homes outside town sit on farm ground, timber, or pasture. The PRMG profile caps acreage at 15 acres for a primary or second home and 5 acres for an investment property. Rural homes max at 80% LTV. Working farms, barndominiums, shop-houses, and manufactured homes are not eligible. If you are a grower, the house we finance has to stand apart from the farm.
Once the home is your principal residence, apply for the homestead credit with your county. It lowers the property tax part of your payment going forward.

❌ Myth: “I raise chickens for a living, so I can just put the house and the poultry farm on one mortgage.”
✅ Fact: Not on a self-employed loan. The PRMG Non-QM profile says the property cannot be a working farm or earn income for you, and acreage is capped at 15. Your grower income can qualify you. The home itself has to sit apart from the farm.
❌ Myth: “Bank statement loans are only for people with bad credit.”
✅ Fact: They are for people whose tax return undercounts them. Borrowers from a 620 score up use them, and a 740 score reaches 89.99% loan-to-value on a primary home.
❌ Myth: “Writing off expenses ruined my chances.”
✅ Fact: Write-offs only shrink the income on a full-doc loan. On these programs we read deposits, 1099s, or a P&L, so the write-offs stay where they belong.
