How Kansas’s Two-Bracket Income Tax Affects What Lenders See

Kansas moved to two income tax brackets in 2024. The rates are 5.2% and 5.58%. The Kansas Department of Revenue says Senate Bill 1, passed in the 2024 special session, changed the rates, raised the standard deduction, and raised the personal exemption, all starting with tax year 2024.

Here is what that means for a mortgage. The rate change did not change how much you write off. The big cuts to a Kansas owner’s income still happen on the federal return. Equipment depreciation, fuel, seed, feed, and vehicle costs all come off before a lender ever sees a number. A farm that had a strong year can file a Schedule F that shows a small profit or a loss. A contract machinist who pays for tools and travel can show half of what the 1099s said.

Most lenders take that net number and stop. We don’t. We look at the money that actually moved.

One more Kansas wrinkle. Senate Bill 1 also raised the standard deduction and personal exemption, so many owners now pay less Kansas tax than before. None of that changes the federal net income a lender reads. The rate cut did not make Kansas owners any easier to qualify on tax returns.

The contractor’s tools, mileage, and travel costs are real write-offs. They lower taxes. They should not also sink a home loan. Using gross 1099 income, this file drops from 50.8% to 30.0%.
