Oklahoma Self-Employed Mortgage: Bank Statement, 1099, and P&L Loans

Oklahoma home loans that separate your oil field business from your royalty checks

Oklahoma owners often have two kinds of oil and gas money: business income and royalties. We qualify the business on bank statements, 1099s, or a CPA P&L, and we keep royalty deposits out of the business math.

In Oklahoma, a royalty check and an oil field paycheck can land in the same account, and the IRS treats them as two different kinds of income.

An Oklahoma self-employed mortgage is a home loan that qualifies business owners on bank statements, 1099s, or a CPA P&L instead of tax returns. We use it for oil field service owners in Oklahoma City and Enid, engineers and consultants in Tulsa, ranch families out west, and owners in Norman and Edmond. An Oklahoma self-employed mortgage counts your business deposits, and we sort out royalty income before an underwriter ever sees the file. The JD.Mortgage Team at PRMG knows how oil and gas money shows up in a bank account. 25+ years, 3,100+ closed loans, Scotsman Guide Top Originator 2026. Lending in 49 states. New York excluded.

Oklahoma Self-Employed Mortgage: The Short Answer

Self-employed in Oklahoma and turned down because of your tax return? The fix is a different yardstick. We measure income from your deposits, your 1099s, or a 12-month CPA P&L. Scores start at 620, and most files need 2 years in business.

As of Q3 2026 (September 2026): Credit scores start at 620 (Non-Prime, 75% LTV, 43% DTI) and 660 (Expanded Prime, 80% LTV, 50% DTI) (PRMG Non-QM Income Qualifying Product Profile, 09/17/2026). Loan-to-value reaches 89.99% at a 740 score with a 45% DTI (PRMG Non-QM Income Qualifying Product Profile, 09/17/2026). You need 2 years self-employed, and personal bank statements count 100% of deposits (PRMG Non-QM Income Qualifying Product Profile, 09/17/2026). The 2026 conforming loan limit is $832,750 in every Oklahoma county (FHFA 2026 conforming loan limits).

Who Uses an Oklahoma Self-Employed Mortgage

Oil field service company owners

Owners of hot-shot, water hauling, roustabout, and equipment rental companies around Oklahoma City, Enid, and the western basins. Deposits follow drilling activity, and equipment depreciation eats the net. Many bought trucks and tanks in the last upswing and are still writing them off, which hides a healthy year. Everyone listed on the business account must be on the loan, so a partner who shares the account signs too. Path: business bank statements, 24 months if activity swung hard.

Engineers, landmen, and consultants on 1099s

Tulsa and Oklahoma City have deep benches of petroleum engineers, geologists, landmen, and field consultants who work contract to contract. Landmen working day rates through several brokers add up each 1099. We count 100% of gross 1099 income plus year-to-date deposits. Changing operators or firms is normal. What counts is 2 years in the same line of work. Path: 1099 income.

Mineral owners who also run a business

Many Oklahoma families hold inherited mineral rights and also run a business, from a Norman law office to an Edmond remodeling company. Royalty income is passive. Your business income is not, and the loan program treats them differently. Royalty checks and business deposits often mix. We separate them first so the business qualifies on its own deposits. If the royalties are large and steady, bring the check stubs. Path: business or personal bank statements, with royalty deposits set aside.

Ranchers and wheat farmers

Cattle and wheat operations in western Oklahoma get paid at sale and harvest time. Sale-barn checks arrive a few times a year. That is seasonal income, so 24 months of statements are required, and the home must be residential rather than the working ranch. Owners with a CPA can also use a 12-month P&L with 50% ownership.

Bank Statements, 1099s, or a P&L: Which One Reads Your Income

Match the document to the way money reaches you. Steady deposits point to bank statements. Client 1099s point to the 1099 path. Clean books kept by a CPA point to the P&L.

Oklahoma’s New Income Tax Brackets and the Royalty Question

Oklahoma cut its income tax for 2026. House Bill 2764 sets four brackets at 0%, 2.5%, 3.5%, and 4.5%, starting with tax year 2026, per the Oklahoma Tax Commission’s 2025 legislative summary. Rates can drop another 0.25% across all brackets when certain revenue tests are met. For a lender, the rate matters less than what is on the federal return underneath it.

Here is where most explanations go wrong in Oklahoma. They lump all oil and gas money together. The IRS does not. Its fact sheet on natural resource income says royalty owners with no working interest report on Schedule E, and that income is usually not subject to self-employment tax. Owners with a working interest in the operation are subject to self-employment tax and file Schedule C.

That split matters for a bank statement loan. The program counts self-employment income from your business. Royalty checks are not your business. If they land in your business account, they come out of the deposit total. If they land in your personal account, we flag them too. We don’t run them through the 50% business math.

Sort your Oklahoma income before you apply

  • Service company or contracting income: business bank statements, deposits × 50% expense factor
  • Consulting paid on 1099s: 100% of gross 1099 income, confirmed by IRS transcript
  • Royalty checks: tell us which deposits they are. We handle them apart from business deposits
  • Working interest income on Schedule C: part of your self-employment picture

The simplest fix is to open a separate account for royalty checks before you apply. Then your business statements show only the business, and nobody has to sort deposits line by line.

An Oklahoma City Example: Oil Field Consultant on Business Bank Statements

Tax return view (example)

  • Schedule C net income: $58,800 a year
  • Monthly income: $4,900
  • Housing payment: $2,200
  • Other monthly debts: $1,200
  • DTI = $3,400 ÷ $4,900 = 69.4% → declined

Bank statement view (example)

  • Average monthly business deposits: $22,000 (royalty checks removed)
  • × 50% fixed expense factor
  • Qualifying monthly income: $11,000
  • Same $3,400 in payments
  • DTI = $3,400 ÷ $11,000 = 30.9%

This consultant runs a small company and also gets royalty checks from family minerals. Some of those checks landed in the business account. We pulled them out first, then averaged 12 months of business deposits at $22,000. The 50% factor gives $11,000 a month. At 30.9%, the file fits under the 43% cap at a 620 score. If a CPA has documented expenses above 50%, we use that figure instead.

Buying in Oklahoma: Recording Taxes, Acreage, and Tribal Land

Every Oklahoma county sits at the $832,750 baseline in the FHFA 2026 conforming limits. Our self-employed loans run from $100,000 to $3,500,000.

Oklahoma has two recording taxes to know about. First, a mortgage registration tax is paid to the county treasurer when the mortgage is recorded, under 68 O.S. §1904. A State Auditor form must go with every mortgage presented for that tax. It is a buyer-side closing cost, so we show it on your estimate. Second, a documentary stamp tax applies to deeds at $0.75 for each $500 of consideration, per the Oklahoma Tax Commission.

Oklahoma property rules that catch buyers

  • Tribal and trust land: not eligible for this program. If the home sits on trust land, tell us first
  • Acreage: 15 acres for a primary or second home, 5 for an investment property
  • Rural property: maximum 80% LTV
  • Working ranches and farms: not eligible. The home must be residential

Already own a home with equity? An can fund a down payment or equipment without replacing your first mortgage. Buying a rental? The PRMG profile does not list Oklahoma among the states that bar prepayment penalties on investment loans, so ask whether yours carries one before you sign.

Oklahoma Self-Employed Mortgage Myths, Corrected

❌ Myth: “My royalty checks are self-employment income, so a bank statement loan will count them with my business.”

✅ Fact: The IRS says royalties with no working interest go on Schedule E and are usually not subject to self-employment tax. We keep them out of your business deposit math and handle them on their own.

❌ Myth: “You need two years of perfect tax returns.”

✅ Fact: Tax returns are not part of the file. Two years in business is the rule, and one to two years can work when you did the same work on payroll first.

❌ Myth: “Only big business owners qualify.”

✅ Fact: Loans start at $100,000. Freelancers, gig workers, and one-truck contractors use these paths every day.

Oklahoma Self-Employed Mortgage Frequently Asked Questions

can i get a mortgage if i’m self employed in oklahoma

Yes. We qualify Oklahoma business owners on 12 or 24 months of bank statements, 1099 income, or a CPA-prepared P&L. The standard is 2 years self-employed. A 620 score can reach 75% LTV and a 660 score can reach 80%. Loans run from $100,000 to $3,500,000.

do oil and gas royalties count as self employment income for a mortgage

No. The IRS treats royalties with no working interest as Schedule E income that is usually not subject to self-employment tax. On a bank statement loan, we remove royalty deposits from your business deposit total and handle them separately. Working interest income on Schedule C is different and is part of your business.

what is the mortgage registration tax in oklahoma

It is a tax paid to the county treasurer when your mortgage is recorded, under 68 O.S. section 1904. It is a buyer-side closing cost based on the loan, and we show it on your loan estimate. Oklahoma also has a separate documentary stamp tax on deeds of $0.75 per $500 of consideration.

can i get a bank statement loan on tribal land in oklahoma

Not on tribal trust land. This program does not lend on tribal or trust land. Many Oklahoma homes sit inside tribal boundaries but are not on trust land, so check the title first. Tell us the address early and we will confirm before you spend money on an appraisal.

Can I get a mortgage in Oklahoma without tax returns?

Yes. In Oklahoma we qualify self-employed borrowers on 12 or 24 months of bank statements, gross 1099 income, or a 12-month CPA profit and loss statement. Tax returns are not used. You need 2 years of self-employment and at least a 620 credit score.

What credit score do I need for a bank statement loan?

620 is the minimum on Non-Prime terms, capped at 75% loan-to-value and 43% debt-to-income. At 660 you move to Expanded Prime with up to 80% loan-to-value and 50% debt-to-income. A 740 score reaches 89.99% on a primary home.

How do you calculate income from business bank statements?

We average your business deposits over 12 or 24 months and apply a fixed 50% expense factor. If your CPA or tax preparer writes an expense statement showing lower costs, we can use that instead. You must own at least 25% of the business.

How much can I borrow on a self-employed mortgage?

Loans run from $100,000 to $3,500,000. The top amount needs 70% loan-to-value and a 700 score. Your qualifying income, debts, and reserves decide where you land inside that range.
