What Documents Do You Need for a Physician Loan? The Short Answer

You need a photo ID, proof of your medical license or degree, 2 months of bank statements, and proof of income: pay stubs and W-2s if you are working, or a signed contract if your job starts within 150 days of closing. Loans go to 100% financing up to $1,500,000 at a 680 score and up to $2,000,000 at 720, with no mortgage insurance.

Can I buy a home before my new job starts?

Yes. A signed employment contract or offer letter can count as your income if the start date is no more than 150 days after closing. It must show your title, your pay and your start date.

How much can I borrow with no down payment?

Up to 100% financing to $1,500,000 with a 680 credit score, and to $2,000,000 with a 720 score. There is no mortgage insurance. The home must be your main home and a single unit.

Are nurse practitioners eligible for a physician loan?

Yes. Nurse practitioners with an MSN or DNP are eligible, as are nurse anesthetists. Doctors, dentists, pharmacists, veterinarians and podiatrists are eligible too, including residents, fellows and interns.

How are student loans counted?

During residency or fellowship, student loans in deferment or on a $0 income-based plan can be left out of your debts. After that, we count the payment shown on your statement. Send the statements and we sort it out.
