What Documents Do You Need for a USDA Loan? The Short Answer
For a USDA loan, have a photo ID, pay stubs covering the last 30 days, 2 years of W-2s and 2 months of bank statements. USDA also counts the income of every adult who will live in the home, even if they are not on the loan. The home must be in a USDA-eligible area, and it must be your main home.

What documents do I need for a USDA loan?
You need a photo ID, pay stubs covering the last 30 days, 2 years of W-2s and 2 months of bank statements. USDA also looks at the income of every adult who will live in the home, so they send proof of income too, even if they are not on the loan.
Why does USDA count income from people not on the loan?
USDA sets its limit on household income, not just borrower income. Every adult who will live in the home counts toward the limit, which is 115% of the area median and goes up with household size.
Do I need a down payment for a USDA loan?
No. USDA loans allow $0 down. You still pay closing costs, but a seller can agree to cover some or all of them in the purchase contract.
How do I know if a home is in a USDA area?
USDA publishes a map of eligible areas. Send us the address and we will check it for you before you make an offer, so you do not fall in love with a home that cannot use the loan.
Can I use a USDA loan for a rental or second home?
No. USDA loans are only for the home you will live in as your main home. If you are buying a rental, a DSCR loan qualifies on the rent instead of your income.
