Summer-heavy trades

HVAC techs, pool service owners, and solar installers flip the calendar. Their best months are June through September, when a Phoenix heat wave keeps phones ringing. Apply in February and the last 90 days look weak. Apply in August and they look great. Neither is the truth. Averaging 24 months is. Keep the slow-season months in the file, too. The program also warns that a decline in earnings can disqualify a file, so a clear two-year pattern beats a sudden dip with no story.

Short-term rental hosts buying the next property

Hosts in Sedona and Flagstaff often want another place. If the new home will be a rental, a DSCR loan qualifies on its rent. If it is a place you will use yourself, it may be a second home. Getting that label right is a big deal, and we cover it below. Rental income from a property you already own can also help, counted at 75% of the current lease minus the full payment.

Arizona’s Flat Tax, TPT, and Why Occupancy Is a Tax Question Too

Arizona taxes personal income at one rate. The Department of Revenue set a 2.5% rate for all income levels and filing statuses starting with tax year 2025. There are no brackets to manage, but the federal return still carries your write-offs, and that is the return a normal lender reads.

Most Arizona businesses also deal with transaction privilege tax. The state says TPT is a tax on a vendor for the privilege of doing business, even though people call it a sales tax. Rates change by activity, city, and county. For a bank statement loan, the point is simple: your business account shows deposits that include money you later send to the state. The 50% expense factor on business statements already absorbs that.

Short-term rentals are where tax and mortgage rules meet. Arizona treats stays of fewer than 30 days as transient lodging subject to TPT, and the owner needs a TPT license, filing even $0 returns in months with no bookings. If you plan to rent a Sedona or Flagstaff place by the night, the state already sees it as a business.

Property tax sees it too. Arizona assessors classify a home you live in as primary residence and a home you own but do not live in full-time as a separate class. The Department of Revenue says a homeowner can have only one primary residence, and assessors look at voter registration, driver’s license, and where your kids go to school.
