The short version: in Mississippi, a self-employed mortgage replaces the tax return with proof of cash flow. That proof can be 12 or 24 months of bank statements, 1099 forms, or a CPA P&L. The floor is a 620 credit score and 2 years on your own.

Mississippi’s Self-Employed Borrowers: Timber, Ag, and the Coast
Logging, hauling, and forestry contractors
The Mississippi Forestry Commission counts 19 million forested acres, a $19.09 billion economic impact, and 84,024 people working in forestry or related industries, about 5.18% of all Mississippi jobs. Many of them own the crew and the equipment. Their deposits are large and uneven. Twenty-four months of business statements fit best.
Ag service and custom operators
Forestry is the state’s second most valuable agricultural commodity, right behind poultry, per the Forestry Commission. That points to a lot of custom spraying, hauling, and harvest crews. They get paid by the job and often by 1099. If most of your pay comes on 1099s, the 1099 path counts 100% of gross 1099 income plus year-to-date deposits, averaged.
Gulf Coast vendors and entertainers
Gulfport and Biloxi run on tourism and the casinos. The self-employed side of that economy is the band that plays the lounges, the photographer and DJ, the event rental company, the charter captain, and the contractor who keeps the buildings running. Personal statements count 100% of eligible deposits. Business statements use the 50% factor with at least 25% ownership.
Tupelo, Jackson, and Oxford owners
Furniture makers, trades shops, and professional firms often have a CPA who knows the business. If a CPA, EA, or CTEC preparer prepared a 12-month P&L and you own at least 50%, that path can be clean. Owners with big savings and thin income can also look at asset depletion.
One Mississippi habit to watch: a lot of these owners run personal and business money through the same account. Business receipts and expenses in a personal account push the file to the business statement method, and personal and business statement methods cannot be mixed on one loan. Mississippi taxes the first $10,000 of taxable income at 0% and the rest at one rate that is stepping down each year (Mississippi Department of Revenue):

That is real money for a profitable owner. It does nothing for a mortgage. Lenders read net income after deductions, and a lower rate leaves every deduction in place.
Here is where Mississippi borrowers get hurt. Logging, hauling, and ag service are equipment businesses. A skidder, a loader, or a log truck gets written off fast, and a big purchase year can push the Schedule C near zero while the business had its best deposits ever. The rate cut makes that write-off slightly less valuable. It does not make the return look any better to a lender.
So we skip the return. Business bank statements use a fixed 50% expense factor on deposits, or a CPA or tax-preparer expense statement if your real costs run lower. Deposits are the business before depreciation. For owners with a CPA who files the business return, a 12-month CPA P&L also works, with deposits within 35% of P&L revenue.
Timber and ag work stops when it rains and when the market turns. Underwriting asks for 24 months of statements when income is seasonal, so a wet spring or a slow mill quarter is averaged across two full years instead of counted against you. Equipment notes paid by the business are business expenses, and the 50% factor already covers them.
A Hattiesburg Example: A Logging Contractor in an Equipment Year

The year this contractor bought a loader, his return said he earned $3,200 a month. His deposits say the crew brought in $31,000 a month over two years, wet seasons included. The 50% factor already allows for fuel, repairs, and the equipment note. We finance the house on a 10-acre site and leave his 200 acres of pine out of the loan.

Buying a Home in Mississippi When Your Living Comes From Land

So we finance the home site. If your tract is bigger, the house and a reasonable lot get surveyed out, and the timber stays on separate financing or free and clear. Start that survey early, because it can take weeks.
On the Coast, condos near the beach and the casinos are common second homes. Warrantable condos go to 89.99% LTV at a 740 score, and non-warrantable condos are allowed up to 80% LTV. How long do I need to be self-employed to qualify?
Two years is the rule, and the business must exist for 2 years. With 1 to 2 years, we can still look at the file if you worked 2 years in the same line of work before going out on your own.
Can I buy a second home or rental with bank statements?
Yes. Primary homes, second homes, and investment properties all qualify. Second homes must be one unit. For a rental, a DSCR loan can qualify on the rent alone and keep your personal income out of the file.
