A 12-month P&L works best when the business is not seasonal. Consultants, clinic owners, and contractors in the two metros often have a CPA or enrolled agent who prepares a 12-month P&L. We skip that problem. On a bank statement loan we average the deposits over 24 months when income is seasonal. Business accounts use a 50% expense factor. If your CPA has documented expenses above 50%, which is common in row crops, we use the CPA’s expense statement instead. Either way, the Schedule F bottom line is not the number we qualify you on.

One caution. Evidence of a decline in earnings can disqualify a bank statement file. If a drought year or low prices cut your deposits, tell us early. We check whether the 24-month average still holds and what the most recent months show.

The return shows income after a new pickup and equipment were written off. The deposits show the real business. At 33.7%, the file fits under the 43% cap at a 620 score. A crop producer with higher costs would use a CPA expense statement instead of the flat 50%.
