A self-employed refinance lets a business owner refinance a home using 12 months of bank statements, 1099s, or a CPA-prepared P&L instead of tax returns. Self-employed refinance requirements in 2026 come down to three things: how you document income, whether you are doing a rate-and-term or a cash-out, and how long you have owned the home. On a Non-QM rate-and-term you can go to 89.99% LTV with a 740 score. On a cash-out you can pull up to $1,500,000. No tax returns. No W-2s. No add-backs argument with an underwriter over your write-offs.
Most self-employed borrowers get told no by a bank because the bank is reading line 31 of a Schedule C that you legally wrote down to almost nothing. That is a documentation problem, not an income problem. This page walks the actual rules — the real LTV grids, the real seasoning clocks, the real paperwork — so you can see which path fits before you apply.
What Is a Self-Employed Refinance?
A self-employed refinance is a refinance where your qualifying income is calculated from business cash flow instead of a tax return. You are considered self-employed when you own 25% or more of a business. That includes sole proprietors, single- and multi-member LLCs, S-corp owners, partners, and 1099 contractors.
There are two separate worlds. Conventional loans through Fannie Mae and Freddie Mac still require tax returns and run your income through an automated underwriting engine. Non-QM alternative documentation skips the returns entirely and reads your deposits, your 1099s, or a P&L your accountant prepared. Both are real refinances with real 30-year fixed rates. They just measure your income differently.
The single fastest way to know which world you belong in: pull your last two tax returns and look at the taxable income you reported. If that number supports the payment you want, you are a conventional file. If it does not, and your deposits tell a different story, you are a Non-QM file.
Self-Employed Refinance Requirements at a Glance
Two years self-employed
You must be self-employed for at least 2 years and the business must have existed for at least 2 years. Under 2 years can work if you show 2 years of employment history in the same line of work or a related field. Under 1 year does not qualify.
12 months of statements
Twelve consecutive months of personal or business bank statements from the same account. Actual statements only — transaction history printouts are not accepted. Personal and business statements cannot be mixed on the same file.
660 gets you in the door
On the Expanded Prime grid, a 660 score refinances to 80% rate-and-term or 70% cash-out at loan amounts up to $1.5M. A 740 score takes rate-and-term to 89.99%.
Six months of ownership
Every cash-out refinance needs at least 6 months between your last mortgage transaction and the new one, measured note date to note date. Inherited property and property awarded in a divorce have no waiting period.
No 4506-C on bank statement loans
Tax transcripts are not pulled on bank statement income or on business tax returns. Your write-offs never enter the calculation.
Residual income counts
Non-QM files carry a residual income floor most borrowers have never heard of: $2,500 on Expanded Prime and $1,500 on Non-Prime, plus $150 per dependent on both. It is money left over after the bills, and it can save a tight file.
Rate-and-Term vs Cash-Out: The Line That Decides Everything
Which bucket your refinance lands in changes your maximum LTV, your seasoning clock, and how much money you can walk away with. Borrowers get this wrong constantly, and it is usually a second mortgage that pushes them across the line without warning.
Rate-and-Term Refinance
A rate-and-term refinance changes your rate, your term, or both, without advancing new money. The new loan can cover:
- The payoff on your existing first mortgage
- Closing costs and prepaid items — interest, taxes, insurance
- Any subordinate lien or HELOC used in its entirety to buy the home, regardless of how long ago
- A closed-end second that was not used to buy the home, if it is at least 1 year seasoned from its note date to your new application date
- A HELOC or other open-ended line that was not used to buy the home, if it is at least 1 year seasoned and you have drawn less than $2,000 total in the past 12 months
On a rate-and-term you can receive cash back of the lesser of 2% of the new loan balance or $2,000. That is it. And if your most recent first mortgage transaction was itself a cash-out refinance within the last 6 months, the new loan cannot be a rate-and-term at all — it has to go as a cash-out.
Cash-Out Refinance
A cash-out refinance is anything that does not meet the rate-and-term definition. That includes taking money out, and it also includes rolling in an open-ended second lien that misses the seasoning test above. A mortgage taken on a home you own free and clear is always a cash-out.
The HELOC trap. You opened a home equity line three years ago and drew $6,000 last spring to fix the roof. You want to roll it into a new first mortgage. Because you drew more than $2,000 in the past 12 months, that line does not qualify for rate-and-term treatment. Your whole refinance becomes a cash-out — lower maximum LTV, longer seasoning, different pricing. Waiting until the draw is 12 months behind you can be worth real money.

How Much Cash Can You Actually Take?
The LTV grid sets the loan size. A separate set of caps controls the cash itself:
Two useful details buried in the guidelines: cash-out proceeds can be counted toward your reserve requirement, and if you have owned the home at least 6 months you can use the appraised value rather than your purchase price — capped at 75% LTV with a desk review scoring 2.5 or better.
The Four Ways to Document Self-Employed Income
Every self-employed refinance starts by picking a documentation type. The choice drives your maximum LTV, so it is worth understanding before you gather a single page.
1. Personal Bank Statements
Twelve consecutive months from one personal account, plus your 2 most recent business bank statements to show the business is operating and transferring money into that personal account. Income is total deposits minus disallowed deposits, divided by 12. There is no expense factor applied — you get 100% of what landed in the account.
Everyone named on the account has to be a borrower on the loan. Transfers between personal accounts are stripped out. And if the account shows business receipts and business expenses running through it, the file gets moved to business bank statement treatment instead — which means an expense factor gets applied. That reclassification catches people who run everything out of one account.
2. Business Bank Statements
Twelve consecutive months from one business account. You must document at least 25% ownership through a CPA letter, an operating agreement, or equivalent, and any non-borrowing owners have to sign a letter acknowledging the transaction. Your qualifying income is multiplied by your ownership percentage.
Then an expense factor comes off the top. There are three ways to set it:
That 20% option is the one nobody asks about. If you are a solo consultant, a therapist, a designer, an agent — a service business with almost no overhead — the difference between a 50% factor and a 20% factor on $400,000 of annual deposits is $120,000 of qualifying income. That is not a rounding error. That is whether the loan works.
3. 1099 Income
If you are paid on a 1099, you can qualify on the 1099 itself. You need the most recent complete year, a 2-year history with the same payer, and IRS wage and income transcript validation. Year-to-date earnings get verified separately through a paystub, a written VOE, or equivalent third-party documentation. Either your payer confirms in writing that you have no job-related expenses, or a 10% expense factor is applied.
4. One-Year P&L Statement
A 12-month profit and loss statement prepared by a licensed independent CPA, an Enrolled Agent, or a CTEC-registered preparer. This is the lightest paperwork and the tightest LTV — and on a refinance the caps are tighter still:
Your preparer has to attest that they filed your most recent business and personal returns, that they analyzed your financials, and that they are not related to you or your business. If they did not file your most recent business return, 2 months of business bank statements are required and your deposits must validate within 35% of the P&L’s average monthly gross revenue. You must own at least 50% of the business, and borrowers who prepare their own taxes are not eligible.
A Fifth Path — Qualifying on Assets Instead of Income
If you hold significant liquid assets, you can qualify on the assets instead of on income. Qualified assets count at 100% for checking, savings, and money market, 80% of the remaining value of stocks and bonds, and 70% of retirement accounts. Business accounts and foreign assets are excluded. Everything needs 6 months of seasoning.
There are two separate asset programs, and the difference between them matters more than almost anything else on this page if you want cash out.
The trade. The Non-QM path divides by 84 months, so it produces far more qualifying income per dollar of assets, and it never asks for a tax return — but it will not do a cash-out. The Alternative AUS path divides by 240, so you need roughly three times the assets to generate the same income, and it does require your returns — but it will do a cash-out. Cash-out proceeds themselves cannot be counted as an eligible asset in that calculation.
Non-QM asset utilization also has a second method — the Total Asset Calculation — where your assets simply have to cover the loan amount, closing costs, reserves, and 5 years of monthly obligations. There is no debt ratio at all, and employment and income are not disclosed on the application.
Documents Required for a Self-Employed Loan Application
Here is what actually gets requested, by path. Everything in the first column applies no matter which route you take.
All loan documentation must be dated within 90 days of closing. On a bank statement loan, no 4506-C is executed and no tax transcripts are pulled — which is the entire point.
How a Self-Employed Refinance Works, Step by Step
Establish the goal and the bucket
Lower payment, shorter term, or cash in hand. We check for a second lien and check when it was drawn, because that determines rate-and-term versus cash-out before anything else happens.
Run the income four ways
Personal statements, business statements, 1099, and P&L produce four different numbers from the same business. We calculate all of them before choosing. Conventional gets tested too — if your returns support the loan, conventional usually prices better.
Confirm the seasoning clocks
Six months since your last mortgage transaction for cash-out. Twelve months of seasoning on a second lien you want treated as rate-and-term. And if the home was listed for sale within 6 months of the note date, it is not eligible for a rate-and-term or a cash-out at all on the standard program — the property also has to be off the market on or before the application date. On an investment property with a prepayment penalty, a listing in the past 12 months is allowed with a 5% LTV reduction.
Structure to the grid
Loan amount, credit score, and LTV interact. Dropping a loan under $1,500,000 or getting a score to 680 can move your maximum LTV by 5 to 10 points. Sometimes the fix is taking slightly less cash.
Order the appraisal and the review
An AVM or similar product is required under 80% LTV. Above 80%, a desk review, field review, or collateral underwriter review scoring 2.5 or better is required. Loan amounts above $2,000,000 need a full second appraisal.
Verify the business and close
Third-party verification the business exists has to land within 10 business days of closing. That is a real deadline that stalls files when it is left to the end.
Conventional vs Alternative AUS vs Non-QM for Self-Employed Borrowers
Most comparisons stop at “conventional or Non-QM.” There is a third lane in the middle that self-employed borrowers almost never get shown.
The Alternative AUS lane is worth a second look. It follows Fannie Mae findings with limited overlays, allows loan amounts to $3,000,000, and adds some Non-QM flexibility — but the moment any self-employment income is needed to qualify, the minimum score jumps to 720. If your self-employment income is not needed to qualify, that 720 floor does not apply.
Refinancing With a Credit Event Behind You
Expanded Prime wants a clean recent history: a 1x30x12 mortgage record and 48 months of seasoning after a bankruptcy, foreclosure, deed-in-lieu, or short sale. If you do not meet that, the Non-Prime tier exists.
Two things worth knowing. Recent Event pricing is only available if you genuinely do not meet Standard Credit Seasoning — it is not a menu choice. And Recent Event is purchase and rate-and-term only, so if you need cash out with a credit event 18 months behind you, the answer is to wait for the 24-month mark rather than to shop harder.
Myths About Refinancing While Self-Employed
Myth: You have to stop writing off expenses two years before you refinance.
Reality: on a bank statement refinance nobody reads your Schedule C. No 4506-C is executed and no transcripts are pulled. Deliberately overpaying the IRS for two years to qualify for a loan costs more than the rate difference ever will.
Myth: Refinancing without tax returns means 30% down and a hard-money rate.
Reality: a 740 score refinances to 89.99% rate-and-term on a fully amortizing 30-year fixed. These are portfolio loans with real terms, not bridge financing.
Myth: A cash-out and a rate-and-term are basically the same loan.
Reality: at a 660 score on a $1,500,000 home the difference is 80% versus 70% LTV — $150,000 of borrowing capacity. A single HELOC draw can move you from one column to the other without you realizing it.
Myth: Every lender runs the same expense factor.
Reality: the same business can be underwritten at 50%, at a CPA-stated percentage, at a 15% minimum through a third-party P&L, or at 20% if it is a solo service business. Four numbers, one set of deposits.
Myth: If a bank turned you down, no one will approve you.
Reality: a bank turndown is usually a documentation mismatch. The bank had one product and read one number. The question is which of five documentation paths fits your business, not whether you can afford the payment.

Is a conventional loan or a Non-QM loan better for a self-employed borrower?
Conventional if your tax returns already show enough income, because the LTV goes higher — 95% on a rate-and-term, and 97% if the loan you are refinancing is already Fannie Mae or Freddie Mac owned. Non-QM if your write-offs bury your taxable income, because it reads deposits instead of returns. We calculate both before recommending either. The answer changes with how aggressively you write off.
Can I use asset depletion for a cash-out refinance?
It depends on the program. Non-QM asset utilization is purchase and rate-and-term only, capped at 80% LTV, so no cash-out there. The Alternative AUS Solution does allow asset depletion on a cash-out, also capped at 80% LTV, but it divides your net eligible assets by 240 months instead of 84, requires at least $1,000,000 in net eligible assets, and requires your two most recent tax returns. Cash-out proceeds cannot be counted as an eligible asset.
