Tennessee’s old Hall tax on interest and dividends was phased out and is fully repealed for tax years beginning January 1, 2021 (Tennessee Department of Revenue). There is no state tax on wages or self-employment earnings. That means no state return, and no second document for a lender to read. The federal Schedule C or K-1 carries all the weight.
Here is where most explanations go wrong. People assume no state income tax means a cleaner file. It usually means a thinner one. Your federal return still subtracts mileage, gear, home office, and depreciation, and nothing else in the file tells the other side.
Tennessee does tax the business itself, and that changes how many owners set up:

So a lot of Nashville creatives stay sole proprietors on purpose to avoid it. That is why we see so many borrowers paid on raw 1099s, with no entity and no payroll.
For those borrowers the 1099 path is the fit: 100% of gross 1099 income plus year-to-date deposits, averaged. For owners who did form an LLC, business bank statements at a fixed 50% expense factor read the deposits before the excise tax and the write-offs.

With no Tennessee return, the federal Schedule C was the only income document another lender looked at, and it showed $3,400 a month. The 1099s tell the rest: $96,000 in gross pay, confirmed against an IRS transcript. At 41.25% this file fits even the 620-score Non-Prime tier at 75% LTV. At 660 or higher, the Expanded Prime tier allows up to 80% LTV.

Tennessee is the only state in this region with high-cost counties. In 2026, 14 Nashville-area counties carry a $1,029,250 one-unit conforming limit: Cannon, Cheatham, Davidson, Dickson, Hickman, Macon, Maury, Robertson, Rutherford, Smith, Sumner, Trousdale, Williamson, and Wilson. Every other county is at $832,750 (FHFA 2026 county loan limits).
Why does that matter to a self-employed buyer? It sets the line for your agency backup plan. Our self-employed loans go from $100,000 to $3,500,000 either way, so a Brentwood or Belle Meade price does not force a separate jumbo program. The top tier needs 700 FICO and 70% LTV.
Tennessee charges two recording taxes (Tennessee Department of Revenue): a transfer tax of 37 cents per $100 of value on the deed and a tax of $0.115 per $100 of the mortgage, minus the first $2,000. On a $600,000 home with a $480,000 loan, that is $2,220 on the deed and $549.70 on the mortgage. We put both in your estimate from day one.
Middle Tennessee buyers often look at land. The program allows up to 15 acres on a primary or second home and 5 on an investment.
