Wyoming VA Loans: The Short Answer
Yes. Wyoming veterans, active-duty members, and eligible Guard and Reserve members can buy with $0 down and no monthly mortgage insurance. VA sets no minimum credit score, and with full entitlement there is no VA loan limit. We lend to VA’s rules without adding our own score floor.
As of Q3 2026 (September 2026): VA’s chart for the money left over each month after your bills (VA calls this residual income) is $1,117 a month for a family of four in the West on loans of $80,000 or more (VA Pamphlet 26-7, Ch. 4). VA uses 41% as a check point, not a limit, for how much of your monthly income goes to debt payments (your debt-to-income ratio). Above 41%, we take a closer look at your file. That step is not needed if your money left over is at least 20% above the chart. If it is not, your loan can still be approved when a supervisor signs a note that lists the strengths in your file. VA has no minimum credit score (VA Pamphlet 26-7, Ch. 4; 38 CFR 36.4340). The 2026 county loan limit in Wyoming is $832,750 in most counties, up to $1,249,125 in Teton County. Full entitlement (your full VA home loan benefit) removes the VA loan limit (VA.gov loan limits; FHFA 2026 limits). Funding fee (a one-time VA fee) on first use: 2.15% with less than 5% down. After first use, with less than 5% down: 3.3%. On an IRRRL (VA’s refinance to lower your rate): 0.5%. With VA disability compensation: $0 (VA.gov funding fee table, effective April 7, 2023).
What Is a Wyoming VA Loan?
A Wyoming VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and made by a private lender. Because VA guarantees part of the loan, the lender can approve it with no down payment on full entitlement and no monthly mortgage insurance. It is the same federal program in every state. What changes in Wyoming are the state’s tax rules, its insurance market, its county loan limits, and how closings work here, which is what the rest of this page covers.
Wyoming VA Loan Rules and Veteran Tax Benefits
Wyoming’s veteran property tax break is smaller than most people expect, and it is not built around a disability rating. The state’s own tax relief page lists it as an exemption of $6,000 in assessed value against real or personal property, under W.S. 39-13-105.
Who qualifies
- Honorably discharged veterans who served in World War I, World War II, Korea, or Vietnam, or who were awarded a qualifying military service medal.
- You must be a current Wyoming resident who has lived in the state for three years.
- Certain disabled veterans may also qualify. Ask your county assessor how your rating fits.
- A surviving spouse of a qualifying veteran can keep the benefit until remarriage.
How to apply
File the Veterans Exemption Claim Form with your county assessor. The deadline is the fourth Monday in May. The assessor may also ask for a Veterans Administration verification form. Apply each year the assessor requires it.

The Property Tax Refund Program is separate. It is based on household income and property tax, not military service. Many retirees check both.
Here is where most explanations go wrong. The honorable discharge standard in this tax law is a Wyoming rule for the tax benefit only. It does not decide your home loan. No state income tax
The State of Wyoming says it has no individual income tax. So there is no state tax on your military retirement or your paycheck. That leaves more of your income for the house payment and helps your residual income.
How this changes your payment
We qualify you on a payment that includes the tax bill. The $6,000 exemption is on assessed value, not market value, so ask the assessor what it saves in dollars. Once it is on your bill, your escrow drops and your ratios get a little room. If you get VA disability pay, you also skip the VA funding fee.
Why Wyoming Veterans Work With Us
Most lenders add their own rules on top of VA’s. A 620 score floor. A hard debt-to-income cap. A refusal to manually underwrite. Those are overlays. We do not add them. We underwrite Wyoming files to VA Pamphlet 26-7 and 38 CFR, and we look at residual income, the money left each month after the house payment and bills, the way VA tells lenders to.
One limit is real, and we will tell you about it up front. Before you refinance, your current loan has to wait a set time. VA sets this waiting period for a VA IRRRL (a refinance to a lower rate) and for a VA cash-out that pays off a VA loan. Ginnie Mae, the agency that backs the bonds VA loans are sold into, has its own wait for loans in those bonds (Ginnie Mae MBS Guide, Ch. 24). No lender can waive either one. That is a rule for everyone, not an extra rule a lender adds on top of VA’s rules.

Seller Concessions: The 4% Rule Most People Get Wrong
VA separates two buckets. The seller can pay your normal closing costs with no cap. Separately, the seller can give concessions up to 4% of the reasonable value, and those concessions can pay off your debts, prepay taxes and insurance, or cover the funding fee (VA Pamphlet 26-7, Ch. 8).
On a Wyoming contract, that difference matters. Paying off a car note at closing can lower your debt-to-income ratio and raise your residual income at the same time. The full 4% breakdown.
Wyoming VA Markets: Cheyenne, Casper, Laramie, and Jackson
F.E. Warren Air Force Base and Cheyenne
F.E. Warren sits on the west edge of Cheyenne in Laramie County. It is home to the 90th Missile Wing, and its missile field reaches into Nebraska and Colorado. Crews drive long distances to sites, so many buyers want quick access to I-25 or I-80. The 2026 BAH for an E-6 with dependents at Cheyenne is $2,217 a month (DoD BAH). Laramie County uses the $832,750 FHFA limit.
Cheyenne has older homes in the central neighborhoods and newer subdivisions on the east and north sides. Some buyers look at rural lots outside town with a well and septic. Those can work too, with a little more property review.
Casper and Gillette
These are energy towns. Jobs in oil, gas, and coal drive the housing market. Prices can move with those jobs. Natrona and Campbell counties both use the $832,750 limit. Many buyers here are veterans who came home to work in the field. Contract and shift pay can count when it has a steady history, and we explain how before you write an offer.
Laramie
Laramie is a college town with the University of Wyoming. Some veterans use their GI Bill here and buy instead of rent. Albany County is at $832,750. Winters are long and windy at this elevation, so heat and roof condition matter on older homes near campus.
Jackson and Teton County
Teton County is the only Wyoming county above the baseline. Its 2026 limit is $1,249,125 (FHFA). That matters only if part of your VA entitlement is still in use. With full entitlement, VA sets no loan limit. Your income decides the size of the loan.
Colorado commuters
Cheyenne is close to northern Colorado. Some families live in Cheyenne and work across the state line. With no Wyoming income tax on the Wyoming side, it helps to compare take-home pay before you choose a town.

Hail, Mineral Rights, and Energy Prices: Wyoming’s Money Risks
In Wyoming, the surprise costs are weather, land rights, and a market that moves with energy prices.
Hail and wind
Cheyenne and the plains see hail and strong wind. Roofs and siding take a beating. Insurers price that in, and some policies carry a separate wind or hail deductible. Get a real quote before you set your budget. We put the actual premium in your escrow.
Who owns the minerals
In much of Wyoming, the surface and the minerals under it can have different owners. That is common and does not stop a VA loan. But if a well pad or pipeline sits near the home, the appraiser notes it. Read your title work and ask questions early.
Energy-town prices
In Casper and Gillette, prices can drop when energy jobs slow. A VA appraisal reflects the market on the day it is done. If you might PCS or move in a few years, think about what the home could rent for. That keeps you from being stuck. A home that rents for close to the payment gives you options if the market dips when you need to leave.
Winter costs that do not show on the loan
Heat, snow removal on a private road, and propane delivery are real monthly costs on rural homes. They are not in your mortgage payment, but they come out of the same budget. We look at your residual income so the numbers work after those bills too. For a family of four with a loan of $80,000 or more, VA’s residual income table for the West is $1,117 a month. We want you above that with room to spare.
Wyoming Homes and VA Property Rules
Wyoming homes face the same VA Minimum Property Requirements as anywhere, but the climate and land make some items come up more often.
- Roof and snow. A roof needs useful life left and should hold up to snow. Hail damage is a common repair call on a VA appraisal.
- Heat. The heat must be built into the home and keep rooms with water pipes at 50 degrees or warmer.
- Well and septic. Rural homes need a safe water supply and a working sewage system. Order the water test early.
- Access. VA wants year-round access to the home. A shared private road needs a recorded right to use it. It also needs a road upkeep agreement, unless state law or community rules cover upkeep.
- Acreage. VA has no acre limit. A ranch home you live in can get a VA loan, even on a working ranch. The loan covers only the home’s value as a place to live, not the ranch value of extra land, barns, gear, or animals.
- Manufactured homes. They must sit on a permanent foundation and be titled as real property.
Here is where most explanations go wrong. They treat a repair on the appraisal as a dead deal. It is usually a to-do list. The seller can fix it, or we can plan around it. The sooner we see the inspection, the sooner we can tell you which items VA will care about and which ones it will not. Cosmetic wear, like worn carpet or old paint inside, usually does not matter unless it hides a real safety or structure problem.
Common Wyoming VA Scenarios We Structure
PCS to F.E. Warren
Example: an E-6 with a family reports to F.E. Warren. Her BAH is $2,217 a month. We count BAH once her orders are in hand. BAH is not taxed, so we may count it at 125% when we figure how much of her income goes to debt payments. For the money she has left over each month, we use the real $2,217. She buys a Cheyenne home with $0 down and no monthly mortgage insurance. She asks the seller to pay her normal closing costs, which do not count toward VA’s 4% limit on seller extras, so her cash to close stays low. VA sees a move-in within 60 days as reasonable, which fits her report date.
Second VA loan in Jackson
Example: a veteran keeps a VA loan on a rental in Cheyenne. It ties up $80,000 of entitlement. Teton County’s limit is $1,249,125. Twenty-five percent of that is $312,281.25. Take away $80,000, and $232,281.25 is left. That supports a $0-down loan up to $929,125. Above that, the down payment is 25% of the extra.
Retiree moving up from Colorado
Example: a retired soldier leaves Colorado Springs for Cheyenne. He has no Wyoming income tax on his retirement. He files the veterans exemption with the county assessor before the fourth Monday in May. If he gets VA disability pay, the funding fee is waived too. His retirement check and his disability pay both count as income. Neither one is taxed by Wyoming.
Guard member at Camp Guernsey
Example: a Wyoming Guard member works a civilian job in Casper and drills at Camp Guernsey. We count drill pay when it has a history and should continue. If her ratio runs high, manual underwriting and strong residual income can still get it done.

Residual income is the money left each month after the house payment, taxes, insurance, debts, and a maintenance estimate. VA compares it to a table by region and family size. It is the number that decides most tough files.
Can I get a VA loan after bankruptcy?
Yes. VA generally looks for 2 years after a Chapter 7 discharge, and a Chapter 13 can work after 12 months of on-time plan payments with trustee approval. The reason and your recovery matter more than the date alone.
Does VA allow a VA loan on a condo?
Yes, if the condo project is on VA’s approved list. If it is not, the project can often be submitted for approval. We check the project before you write an offer.
Can I refinance a VA loan later?
Yes. An IRRRL is VA’s streamline refinance of an existing VA loan, and a VA cash-out refinance can pull equity or replace a non-VA loan. Both carry seasoning rules set by VA and Ginnie Mae.
