The short version: in New Mexico, a self-employed mortgage replaces the tax return with proof of cash flow. That proof can be 12 or 24 months of bank statements, 1099 forms, or a CPA P&L. The floor is a 620 credit score and 2 years on your own.

Who Uses a New Mexico Self-Employed Mortgage
Film and TV crew
New Mexico has a state film incentive, and Albuquerque and Santa Fe host a steady stream of productions. Grips, electricians, set builders, and costumers often get a 1099 from each production company. On a 1099 loan, each production’s 1099 counts at full gross. We stack them, add this year’s deposits, and average the total. An IRS transcript confirms it. A gap between shows does not erase the year. Union crew with a W-2 from one show and 1099s from others can use both, but the W-2 wages are documented on their own and kept out of the deposit average.
Contractors and trades who collect GRT
Remodelers, electricians, and HVAC owners in Albuquerque, Rio Rancho, and Las Cruces bill GRT on nearly every job. Business bank statements with the fixed 50% factor are often the simplest path. You need at least 25% ownership of the business. If your CPA tracks expenses well below 50%, an expense statement or a CPA P&L can count more.
Artists, galleries, and tourism businesses
Painters, jewelers, gallery owners, and outfitters in Santa Fe and Taos earn most of their money in the busy season. Seasonal income triggers a 24-month statement review. Two full cycles show your real average, not just a slow winter. Sellers at markets and shows also collect GRT on each sale, so the same deposit rules above apply to them. Keep sales in one business account so the pattern is easy to read.
Energy service workers in the Four Corners and the southeast
Around Farmington, Hobbs, and Carlsbad, welders and haulers work for oil and gas operators as contractors. If one or two operators pay you on a 1099, that route is clean. If you run your own crew and trucks, business statements fit better. Either way, 24 months helps when activity rises and falls. The program also warns that a clear drop in earnings can disqualify a file, so bring a short note if a slow year has already turned around.

New Mexico does not have a regular sales tax. It has a gross receipts tax, charged to the business for the privilege of doing business in the state. Most businesses pass it on to the customer on the invoice. That means when a client pays you, part of the deposit is tax you will send to the state later.
Here is where most explanations go wrong. People say a bank statement loan counts “all your deposits,” so New Mexico owners get a bonus from the GRT. Others say the GRT makes their deposits useless. Neither is right. What matters is which of the three business statement methods you use.

Two rules make the choice matter. First, the fixed 50% option cannot be used if a third-party document shows an expense ratio above 50%. Second, on the P&L paths your deposits are checked against the revenue on the P&L. If your CPA books revenue without the GRT and your bank shows it with the GRT, the numbers drift apart. Ask your preparer to show gross receipts the same way your deposits do.
New Mexico also has a graduated personal income tax, so owners here deduct like owners anywhere. Your federal and state returns will show a lot less than your deposits. We do not use either one.

His deposits include the GRT he bills and later remits. The fixed 50% factor treats that as part of his expenses, the same as lumber and payroll. He never has to break the tax out. The figures are examples, not a quote.

Buying in New Mexico: Land, Home Types, and Investment Rules
The FHFA 2026 limit is $832,750 in every New Mexico county, with no high-cost exceptions. Our program runs from $100,000 to $3,500,000.
Land is where New Mexico files get tricky. Our program stops at 15 acres on a home you live in or visit, and at 5 acres on a rental. The home must be residential, and the land cannot be a working farm or earn you income. Rural homes can go to 80% LTV.
Three program rules hit New Mexico harder than most states. Tribal and trust land is not eligible. Manufactured homes are not eligible, though modular homes are. And true log homes need our Plus program, while homes with log siding can go to 80%. Many rural buyers around Taos and the Four Corners run into at least one of these, so ask us before you write an offer.
If you are buying a rental, there is good news. Our investment loans carry a prepayment penalty in most states, but New Mexico is one of the states where the program does not allow one. Can I buy a second home or rental with bank statements?
Yes. Primary homes, second homes, and investment properties all qualify. Second homes must be one unit. For a rental, a DSCR loan can qualify on the rent alone and keep your personal income out of the file.
