Buying a Home in Alabama: Recording Taxes, Classes, and Beach Condos

Every Alabama county sits at the $832,750 2026 conforming baseline (FHFA 2026 county loan limits). Our self-employed loans go from $100,000 to $3,500,000 either way. The top tier needs 700 FICO and 70% LTV.

Alabama charges two recording taxes (ADOR recordation tax): 15 cents per $100 on the mortgage and 50 cents per $500 on the deed. On a $350,000 home with a $280,000 loan, that is $420 on the mortgage and $350 on the deed. Both go in your estimate on day one.

Class matters for your payment. The 10% Class III rate is for homes you occupy. A Gulf Coast condo you do not live in may be assessed as Class II at 20%, which roughly doubles that line of the tax bill. We ask the county how a second home or rental will be classed before we set your DTI.
