That gives a fair monthly number instead of judging you on February.
Owners of Delaware LLCs
Plenty of local owners run their business through a Delaware LLC. Underwriting has to verify the business exists through a third party, and one accepted way is a Secretary of State listing showing current-year registration. Keep the $400 annual tax paid by June 1 so your LLC stays in good standing before you apply. For business bank statements you need at least 25% ownership.
Wilmington and Newark consultants on 1099
Finance, legal-support, and pharma consultants in New Castle County are often paid on a 1099 by one or two clients. The 1099 path uses 100% of gross 1099 income plus YTD income, averaged, with an IRS transcript.
Kent and Sussex County trades and poultry-country contractors
Builders, well drillers, and equipment operators in Dover, Milford, and Georgetown often bill in big, uneven chunks. A 12-month CPA P&L works if a CPA, EA, or CTEC preparer signs it and deposits land within 35% of the P&L revenue. Business bank statements work too, and they are often simpler when a year had one or two very large jobs.

Most people know Delaware has no sales tax. Fewer know what replaces it. The Division of Revenue charges a gross receipts tax on sellers of goods and providers of services. Per the state’s gross receipts tax FAQ, there are no deductions for cost of goods, labor, materials, or any other expense. Rates run from 0.0945% to 1.9914% depending on the business type. Most businesses get a monthly exclusion that starts at $100,000.
For a service business, the state’s tax tips for general services list a rate of 0.3983% after the first $100,000 of monthly receipts, plus a $75 business license for the first location.

So a Delaware owner pays a tax on sales, a flat LLC tax, and an income tax that hits the top 6.60% rate at just $60,000. The CPA responds the way any good CPA would. Every expense gets deducted. The return that reaches a lender is small.
We skip that problem. On a business bank statement loan, we take 12 or 24 months of deposits and apply a fixed 50% expense factor. The gross receipts tax, the LLC tax, and your depreciation do not enter that math. If your CPA writes an expense statement showing a lower ratio, we can use that ratio instead.
A Rehoboth Beach Example: The Summer Business Owner

This owner runs a Rehoboth Avenue shop that does most of its sales from June through August. Because the income is seasonal, we use 24 months of statements. That captures two summers and two winters. The deposits average $42,000 a month. At the fixed 50% expense factor, qualifying income is $21,000, and the DTI drops from 68.18% on the return to 35.71%.

Buying in Delaware: Loan Limits, Transfer Tax, and Beach Condos
Every Delaware county, New Castle, Kent, and Sussex, is at the 2026 FHFA baseline conforming limit of $832,750 for one unit. That is low for oceanfront Sussex County. Our self-employed loans run from $100,000 to $3,500,000, so a Rehoboth or Bethany purchase above the conforming line still fits. The $3.5 million top needs 70% LTV and a 700 score.
Delaware’s realty transfer tax is a big closing cost. Under 30 Del. C. ch. 54, the state rate is 2.5% when the town or county has enacted its full 1.5% local share. The law splits the tax equally between buyer and seller unless the contract says otherwise. First-time buyers get a reduction of 0.5% on the buyer’s share, applied to the lesser of the price or $400,000. Plan your cash to close around your half.
Beach condos and second homes are a big part of the Sussex market. We allow second homes on 1-unit properties. Warrantable condos go to 89.99% LTV at 740, and non-warrantable condos cap at 80%. If you plan to rent the place out full time, a DSCR loan may fit better because it qualifies on rent.
West of Route 1, lots get big. Our acreage cap is 15 acres for a primary or second home and 5 for an investment, and rural property maxes at 80% LTV.
