The short version: in Indiana, a self-employed mortgage replaces the tax return with proof of cash flow. That proof can be 12 or 24 months of bank statements, 1099 forms, or a CPA P&L. The floor is a 620 credit score and 2 years on your own.
As of Q3 2026 (September 2026): Credit scores start at 620 (Non-Prime, 75% LTV, 43% DTI) and 660 (Expanded Prime, 80% LTV, 50% DTI) (PRMG Non-QM Income Qualifying Product Profile, 09/17/2026). Loan-to-value reaches 89.99% at a 740 score with a 45% DTI (PRMG Non-QM Income Qualifying Product Profile, 09/17/2026). You need 2 years self-employed, and personal bank statements count 100% of deposits (PRMG Non-QM Income Qualifying Product Profile, 09/17/2026). The 2026 conforming loan limit is $832,750 in every Indiana county (FHFA 2026 conforming loan limits).
Who Uses a Self-Employed Mortgage in Indiana
RV and manufacturing supplier owners
Elkhart County is built around RV production, and state agencies track suppliers spinning up to serve it, per the Indiana Economic Development Corporation. Supplier owners making cabinets, fiberglass, wiring, or trim see orders swing with the build schedule. When a year looks uneven, we use 24 months of business statements to show the full cycle. Business statements need at least 25% ownership. A CPA P&L needs 50%. If you pay yourself a W-2 salary from the company, that is documented separately and not counted twice.
Trucking owner-operators and small logistics fleets
Indianapolis sits on major interstates and warehouse corridors. Owner-operators get paid by the load and deduct fuel, tires, and truck payments. Freight pay often arrives as ACH into a business account. We count those deposits at 50%. If a broker or carrier issues you a 1099, the 1099 path counts 100% of gross 1099 income, confirmed with an IRS transcript and year-to-date deposits. Fuel and tire costs never get subtracted on that path. Pick one method. Personal and business statements cannot be mixed on the same loan.
Trades contractors in growing suburbs
Roofers, framers, and HVAC crews working the Hamilton County and Lafayette growth get paid in draws. Winter slows the work. Deposits capture the full year, not just the months you invoiced. A 12-month review is standard. Seasonal work may need 24 months. Keep job money in the business account. Business receipts and expenses showing up in a personal account push the file to business statements.
Small landlords with duplexes
Fort Wayne and Evansville have plenty of small rentals. A DSCR loan qualifies the property on rent. If you buy a rental on bank statement income instead, note one limit. One PRMG program tier, called Plus, does not finance investment property in Indianapolis. The Core tier still can, so that deal still works.

Two income taxes, both flat. Indiana’s state rate for 2026 is 2.95%, per Indiana Department of Revenue Departmental Notice 1. Every county adds its own local income tax on top. The county rate is set by where you live on January 1. A move in March does not change that year’s county. Rates run from well under 1% to over 2%, depending on the county.
Here is where most explanations go wrong. People think a flat state tax means Indiana owners do not bother with write-offs. The county layer adds more than two cents on the dollar in some counties. Combined with federal and self-employment tax, a new trailer, forklift, or truck is still worth writing off fast.

The result is a Schedule C or K-1 that reports income after big depreciation. Equipment-heavy businesses show it most. A supplier that bought a press, or a hauler who bought a tractor, can show a loss in a year when the bank account grew. A normal lender stops reading right there.

What the tax return shows (example)

- Example housing payment: $3,800 plus $1,700 in other debts = $5,500
- DTI = 60.0% (5,500 ÷ 9,166.67). Over every cap.

The press the company bought last year shows up as a big deduction on the return. It does not show up in deposits. We use 24 months here so a slow model-year changeover and a busy build season average out. If a CPA shows real expenses above 50%, we use that ratio instead. This is an example, not a quote.

Buying and Closing in Indiana as a Self-Employed Borrower
Loan limits. Every Indiana county sits at the 2026 baseline conforming limit of $832,750 for one unit, per the FHFA 2026 loan limits. Our self-employed loans run from $100,000 to $3,500,000.
Property tax caps work in your favor. Indiana caps property tax at 1% of gross assessed value for a homestead, 2% for other residential property and farmland, and 3% for nonresidential property, per the Department of Local Government Finance. A rental duplex falls in the 2% group. We estimate taxes at the right cap for how you will use the home, so the payment on your application matches the bill.
Your county tax follows you. If you move counties to buy, your county income tax changes on the next January 1. Moving from Hamilton to Marion raises it. Moving the other way lowers it. It will not change your qualifying income on a bank statement loan.
Acreage. Lots of northern Indiana homes sit on a few acres. Our guidelines cap acreage at 15 acres for a primary or second home and 5 acres for investment. Rural homes max at 80% loan-to-value. Working farms are not eligible, so a house on 8 acres works and a working hog barn does not.

✅ Fact: Flat rates do not stop depreciation. Equipment write-offs can cut your reported income far below what the business deposits. On a bank statement loan we count deposits at a 50% expense factor, and on a CPA P&L depreciation is added back.
❌ Myth: “You need two years of perfect tax returns.”
✅ Fact: Tax returns are not part of the file. Two years in business is the rule, and one to two years can work when you did the same work on payroll first.
