Indiana VA Loans: The Short Answer
Yes. Indiana veterans, active-duty members, and eligible Guard and Reserve members can buy with $0 down and no monthly mortgage insurance. VA sets no minimum credit score, and with full entitlement there is no VA loan limit. We lend to VA’s rules without adding our own score floor.
As of Q3 2026 (September 2026): VA has a chart for the money left over each month after your bills (VA calls this residual income). For a family of four in the Midwest region on loans of $80,000 or more, it shows $1,003 a month. VA uses 41% as a check point, not a limit, for how much of your income goes to debt payments. Above 41%, we take a closer look at your file. That closer look is not needed if the money left over is at least 20% above VA’s chart. Without that cushion, the loan can still be approved when a supervisor signs a note listing the strengths in your file (VA Pamphlet 26-7, Ch. 4). VA has no minimum credit score (VA Pamphlet 26-7, Ch. 4). The 2026 county loan limit (the conforming limit) is $832,750 in every Indiana county. Entitlement is how much VA will back on your loan. Full entitlement removes the VA loan limit (VA.gov loan limits; FHFA 2026 limits). The funding fee is a one-time fee paid to VA. It is 2.15% on first use with less than 5% down and 3.3% after first use with less than 5% down. It is 0.5% on an IRRRL (a VA streamline refinance). It is $0 with VA disability compensation (VA.gov funding fee table, effective April 7, 2023).
What Is a Indiana VA Loan?
A Indiana VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and made by a private lender. Because VA guarantees part of the loan, the lender can approve it with no down payment on full entitlement and no monthly mortgage insurance. It is the same federal program in every state. What changes in Indiana are the state’s tax rules, its insurance market, its county loan limits, and how closings work here, which is what the rest of this page covers.
Indiana VA Loan Rules and Veteran Tax Benefits
Indiana does not give disabled veterans one benefit. It gives several, and the Indiana Department of Veterans Affairs says they are stackable. That matters to us because the property tax line on your loan estimate drives your payment, your debt-to-income ratio, and your residual income.

Surviving spouses. IDVA says a surviving spouse may qualify if the veteran met the rules at the time of death. The surviving spouse of a service member killed in action or who died while serving also qualifies.
How to apply. Start with your County Veteran Service Officer or the county auditor. Bring your DD-214 and your VA disability award letter. The form is State Form 12662. The home must be your principal residence. Indiana also caps homestead property tax at 1% of gross assessed value, per the Department of Local Government Finance. Rentals fall under the 2% cap.
Here is where most explanations go wrong. Every Indiana veteran benefit above requires an honorable discharge. That standard is an Indiana rule for the tax benefit only. It is not the rule for the home loan. VA home loan eligibility requires service under conditions other than dishonorable, plus a Certificate of Eligibility. What this does to your approval. Once the credits post, the tax line in your escrow drops. A lower tax line leaves more room in debt-to-income and more residual income. Timing matters. Credits filed after closing may not show until a later tax bill, so we qualify you on the tax the county will actually bill. We do not guess.
County income tax. Indiana’s 2026 state income tax rate is 2.95%, and every county adds its own rate, per Departmental Notice 1. The county is set by where you live on January 1. Buying across a county line changes your net pay the next year, so we check it when your budget is tight.
Why Indiana VA Files Land Here
A Indiana VA file usually comes to us after a no somewhere else. Most of the time the no came from a lender rule, not VA. We underwrite to VA Pamphlet 26-7 and 38 CFR only, and we manually underwrite files the software will not approve.
The wait before you can refinance is a VA rule too. It covers a VA IRRRL (a refinance to a lower rate) and a VA cash-out that pays off a VA loan. VA loans are also sold into bonds backed by Ginnie Mae. For loans in those bonds, Ginnie Mae adds its own wait (Ginnie Mae MBS Guide, Ch. 24). Indiana VA Markets: Crane, Camp Atterbury, Grissom, and the Metros
Naval Support Activity Crane
Crane sits in rural Martin County in southern Indiana. Much of the workforce is civilian engineers and contractors, not just uniformed members. Many buyers commute from Bloomington, Bedford, Washington, Jasper, or Loogootee. Expect country homes on acreage, well and septic systems, and long drives. Those details decide the appraisal, so we flag them early.
Camp Atterbury
Camp Atterbury is an Indiana National Guard training post near Edinburgh in Johnson County. Guard members and full-time staff often buy in Franklin, Columbus, Greenwood, or the south side of Indianapolis. Guard members are VA-eligible after qualifying service. We document drill pay and civilian pay separately.
Grissom Air Reserve Base
Grissom sits in Miami County, about 15 miles north of Kokomo and 70 miles north of Indianapolis, per the base. It is home to the 434th Air Refueling Wing. Reservists commute from Kokomo, Peru, Logansport, and Rochester. Older housing stock is common. That means lead paint and roof questions on the appraisal.
Indianapolis and Fort Wayne
Indianapolis has the most VA buyers in the state, from Lawrence to Greenwood. Fort Wayne adds the Air National Guard’s 122nd Fighter Wing. Both markets have plenty of new-build subdivisions with HOAs. Evansville and the Ohio River towns pull veterans from nearby Kentucky and Illinois too. Bloomington mixes student rentals with family homes, so we check that a listing is set up as a single-family home and not a converted rental. New construction also means builder credits. When the county loan limit matters
Every Indiana county sits at the 2026 baseline conforming limit of $832,750. That number only matters if you have entitlement tied up in another VA loan. With full entitlement, VA sets no loan limit. Your income and residual income set the ceiling.

The Indiana Money Risk: Taxes That Change After You Buy
In Indiana, the payment on day one is not always the payment in year two. Here are the swings we plan for.
Homestead status is not automatic. The 1% cap applies to a homestead. If the prior owner’s deduction falls off and yours is not filed, the next bill can land at the 2% rate. That is the rate for other residential property, per the circuit breaker fact sheet. File the homestead deduction and your veteran credits with the county auditor right after closing.
County income tax. Rates run from about 1% to over 2% depending on the county, per Departmental Notice 1. Marion County is 2.02% for 2026. Hamilton County is 1.10%. We use your county when we figure take-home pay for residual income.
Storms and floods. Indiana sees tornadoes, straight-line wind, and hail. Roofs get replaced often. Ask for a homeowners insurance quote before the inspection period ends, and check the wind and hail deductible. Some policies use a percent-of-value deductible. Homes near the White, Wabash, and Ohio rivers can sit in FEMA flood zones. Federal rules require flood insurance for a federally backed loan in a special flood hazard area. We add that premium to the payment.
HOA dues. Central Indiana subdivisions often carry HOA dues. We count them in the payment. A condo must be on the VA approved list before we can close on it.
None of this stops a VA loan. It just needs to be in the numbers before you sign.
Indiana Homes and the VA Minimum Property Requirements
VA’s minimum property requirements ask one thing: is the home safe, sound, and sanitary? Indiana has a few home types where that question comes up more.
- Rural homes near Crane and Grissom. Wells and septic systems are common. If the home has its own well, VA needs a test showing the water is safe. A septic system needs local health approval on a home not yet built, when the appraiser notes a problem, or where the soil is known to drain poorly. Local health rules set spacing. Build test time into the contract.
- Older homes. Pre-1978 homes may have peeling paint. VA wants defective paint fixed on those homes. Old roofs and aging furnaces get flagged too.
- Farmhouses on acreage. VA has no limit on how many acres you can buy. A farm home you live in can qualify, but VA does not make farm business loans. The loan pays for the home and land as a place to live. The appraiser values it that way, using recent sales of similar homes. Barns count only for what they add to the home.
- Manufactured homes. VA can finance a manufactured home on a permanent foundation, titled as real estate. Older units and single-wides need a close look first.
- Lake cottages up north. A VA loan must be your primary home. A summer cottage you do not live in does not qualify.
Heat matters in an Indiana winter. VA’s heat rule is short. The heat must be built into the home. It must keep the rooms with water pipes at 50 degrees or warmer. VA’s handbook does not mention wood stoves. See the VA appraisal guide for what the appraiser looks at.

Yes. The benefit is reusable. If your first VA loan is paid off and the home sold, you can ask the VA to restore your benefit. If you keep the first home, the benefit you have left may still buy another home you will live in, measured against the county limit. A VA loan cannot buy a vacation home.
How long does a VA loan take to close?
A prepared VA purchase fits a normal contract window. The appraisal is ordered through VA’s system, and a complete file at the start is what keeps the timeline on track.
Can a spouse satisfy VA occupancy while I am deployed?
Yes. A spouse can meet the occupancy requirement when the service member is deployed or on orders. VA expects occupancy within a reasonable time, usually 60 days.
