PCS From Fort Benning to Fort Carson: The Short Answer

Your BAH rises at every grade, but Colorado Springs homes cost more than homes around Columbus. The families who buy well at Carson do one thing before they leave Georgia: they cut monthly debt. A lower debt load lets the bigger Colorado BAH cover the bigger Colorado payment.

As of Q3 2026 (September 2026): An E-5 with dependents gets $1,716 a month in housing allowance (BAH) at Fort Benning (MHA GA075). At Fort Carson (MHA CO046), it is $2,358 a month, a raise of $642 a month (DoD 2026 BAH Rates, with dependents). VA uses 41% as a check point, not a limit, for how much of your income goes to debt payments. Above 41%, we take a closer look at your file. That closer look is not needed if the money left over each month after your bills is at least 20% above VA’s chart. Without that cushion, the loan can still be approved when a supervisor signs a note listing the strengths in your file (VA Pamphlet 26-7, Ch. 4). A seller can pay up to 4% of the home’s reasonable value in seller concessions. These are extras the seller pays for you beyond normal closing costs. That money can pay off your debts (VA Pamphlet 26-7, Chapter 8). The drive is about 1,400 miles. PCS travel rules allow one travel day per 350 miles (DTMO JTR travel-time example).

These are the 2026 with-dependents rates, effective January 1, 2026. Fort Benning is MHA GA075. Fort Carson is MHA CO046, the same rate area as Peterson and Schriever. E-1 through E-3 with dependents get the E-4 rate.

Single soldiers: without dependents, an E-4 goes from $1,362 to $1,689 (+$327) and an E-5 goes from $1,482 to $1,860 (+$378).

Look at the E-5 and O-1 rows. Those raises top $600 a month, the largest in the table. That lines up with who leaves Fort Benning. Benning is home of the Maneuver Center of Excellence, so a lot of families are there for a short school or cadre tour. Many of them rented in Columbus and never bought. For them, Carson is often the first chance to own. The raise is real money. It is also a signal that Colorado Springs rents and prices sit higher. BAH follows local rent. It does not give you a free cushion.

Columbus, GA vs Colorado Springs: What Housing Costs

Homes in Columbus and Phenix City cost less than homes in Colorado Springs. In Colorado Springs, the median sale price sat in the mid-$400,000s in late summer 2026, and a decent 3-bedroom rents for about $2,100 to $2,400 a month. Here is how the rest of the bill compares.

Taxes and your home state. SCRA lets you keep your home state of legal residence. If Georgia is your legal residence, moving to Colorado on orders does not by itself change that. If you are a Texas or Florida resident who was only stationed at Benning, the same rule protects you in Colorado. Georgia’s 2026 rate comes from HB 463. Georgia’s homestead rules are on the Georgia Department of Revenue site.

Insurance is the line Georgia families miss most. Before you sign a Colorado Springs contract, get a real quote and ask the seller for the roof’s age.

Paying Off Debt to Cover the Colorado Springs Payment

Here is a sample family: an E-7 finishing a cadre tour at Fort Benning, a spouse working part-time, two kids. They rented in Midland. They want a home near Gate 20 in Fountain. Their Carson BAH is $2,487. The sample home is $430,000 with $0 down on a VA loan. Base pay, spouse income, and the house payment are rounded example numbers.

Before: Debts Still Open

  • Base pay $5,500 + Carson BAH $2,487 + spouse $1,200 = $9,187 a month
  • Truck $650 + car $420 + cards $260 + personal loan $300 = $1,630 a month
  • House payment (principal, interest, taxes, insurance): $2,950
  • $2,950 + $1,630 = $4,580 ÷ $9,187
  • Debt-to-income ratio = 49.9%. That is above 41%, so we take a closer look. That closer look is not needed if the money left over each month is at least 20% above VA’s chart.

After: Three Debts Paid at Closing

  • Same income: $9,187 a month
  • Car ($11,500), cards ($9,000), and personal loan ($6,000) paid off: $26,500
  • Debts left: truck $650 a month
  • $2,950 + $650 = $3,600 ÷ $9,187
  • DTI = 39.2%. Under the 41% benchmark, with $980 a month freed up.

Why payoff beats a down payment on a VA loan. A monthly debt counts against you twice. It raises your debt-to-income ratio (how much of your monthly income goes to debt payments). It also comes out of your residual income, the money left each month after the house and bills. For a family of four in the West region on a loan of $80,000 or more, VA’s chart is $1,117 a month. For active duty, VA cuts that 5%, to about $1,061. Above 41%, we take a closer look at your file. That step is skipped if you are at least 20% over the chart, about $1,273. If not, a supervisor can still approve the loan with a signed note. Putting $26,500 down only trims the loan payment a little. Aiming the same $26,500 at three debts removes $980 a month from both tests.

Where the payoff money comes from.

  • Seller concessions. VA caps them at 4% of reasonable value. On a $430,000 home, that is up to $17,200, and it can pay off your debts at closing.
  • Savings. The other $9,300 in this example came from savings built on the Benning tour.
  • Equity. If you own in Columbus or Phenix City, sale proceeds can clear debts before you apply.

What to Do With Your House at Fort Benning: Sell, Rent, or Keep

If you rent in Columbus now, skip to the lease note below. If you own, you have three choices. Each one changes your Carson approval.

Sell

Selling frees your full VA entitlement and turns equity into debt payoff money. It is the cleanest path if you do not want to manage a rental from Colorado.

Rent It Out

Fort Benning’s steady flow of students and short-tour cadre keeps rental demand near post. VA does not require a signed lease for the Georgia house. On your Carson loan, its rent can cancel out its own payment when we figure how much of your monthly income goes to debt payments. It never counts as extra income. With no lease yet, we can still use the rent when homes in your area rent very easily. One Georgia catch: the homestead exemption is tied to the home being your legal residence on January 1, so check with the Muscogee or Chattahoochee County tax office once you move out.

Keep the VA Loan

Keeping a VA loan on the Columbus house ties up part of your entitlement (your VA home loan benefit). You can still buy at Carson with the benefit you have left, sometimes called second-tier entitlement. It is figured from the county loan limit, which is $832,750 in 2026 for standard (baseline) counties, per the Federal Housing Finance Agency. Many lenders allow $0 down up to four times what VA can still back. Above that, a lender may ask for some money down.

Renting now? Most Benning families rent. The SCRA lets you end a residential lease when you get PCS orders. Give your landlord written notice and a copy of your orders (50 U.S.C. 3955).

Clearing Fort Benning: Levy Brief, Clearing Papers, and the PCS Travel Office

This is the Fort Benning PCS checklist in the order most soldiers hit it.

  • Start with your S1. Your unit or brigade S1 tells you which documents you need to start out-processing and the levy brief.
  • Personnel Services (the MPD office). Ridgway Hall, Building 35, Room 200. Hours are 8 a.m. to 4:30 p.m., Monday to Friday. The In and Out Processing Center is in Room 239.
  • Clearing papers. For a stateside PCS, bring your orders, DA Form 31, and a completed DA Form 5434. You get a clearing window of 3 to 10 days before your leave date.
  • PCS travel office (household goods). The Personal Property Processing Office is on Meloy Drive, Building 6, Room 105, open 8:00 to 4:30, Monday to Friday. You must attend a briefing before you ship goods or set up a PPM. Briefings run at 8:30 a.m. Monday, Tuesday, Thursday, and Friday. Bring 6 copies of your orders. Your shipment goes into DPS at the briefing.

Check the garrison’s Personnel Services Branch and Personal Property pages before you go. Keep a copy of your orders for us too. Your Carson BAH counts as income once orders are in hand.

The Drive: Fort Benning to Colorado Springs

The trip is about 1,400 miles. Most families head west through Birmingham on US-280, take I-22 to Memphis, then I-40 through Little Rock and Oklahoma City to Amarillo. From Amarillo, US-87 runs northwest to Raton, New Mexico, where you pick up I-25 north over Raton Pass to Pueblo and Colorado Springs.

  • Travel days. PCS rules allow one day per 350 miles, so plan on about 4 authorized days.
  • Stops. Memphis, Oklahoma City, and Amarillo split the trip into even legs.
  • Weather and altitude. You climb from the low Chattahoochee Valley to just under 6,000 feet. Raton Pass can see snow from fall into spring. Check New Mexico and Colorado road conditions before that leg.
  • PPM. If you move yourself, keep weight tickets and receipts. The Benning household goods briefing covers the rules.

How much does BAH go up on a PCS from Fort Benning to Fort Carson?

Between $444 and $642 a month with dependents in 2026, depending on grade. An E-5 goes from $1,716 at Fort Benning to $2,358 at Fort Carson, a $642 raise. An E-7 goes from $2,004 to $2,487. The raise follows higher Colorado Springs rents, so plan to spend most of it on housing.
