Business bank statements count deposits after a fixed 50% expense factor, and 1099 income counts at 100% of gross (PRMG Non-QM Income Qualifying Product Profile, 09/17/2026). The top loan amount is $3,500,000 (PRMG Non-QM Income Qualifying Product Profile, 09/17/2026). The 2026 conforming loan limit is $832,750 in every South Carolina county (FHFA 2026 conforming loan limits).
South Carolina’s Self-Employed Borrowers
Short-term rental hosts along the Grand Strand and Lowcountry
Hosts who own one or two furnished units often run them like a small business. Depreciation and furnishing costs wipe out the profit on paper. For the home you live in, we qualify you on your own bank statements. For another rental, a DSCR loan qualifies on the rent, not your personal income.
Turnover, cleaning, and property service crews
Every beach rental needs someone to flip it between guests. These owners have big summer deposits and quiet winters. Underwriting asks for 24 months of statements when income is seasonal, and business statements use a fixed 50% expense factor. You need at least 25% ownership of the business.
Charter captains, guides, and tour operators
Fishing charters out of Murrells Inlet and tours in Charleston and Beaufort often get paid by booking platforms and by card. If those platforms send you 1099s, the 1099 path counts 100% of gross 1099 income plus year-to-date deposits, averaged, and checks it against an IRS transcript.
Contractors who work around the military bases
Beaufort, Charleston, and Sumter all have bases, and a whole trade economy grows up around them: HVAC, electrical, IT, and training contractors who bill the prime contractors. Many have a CPA who files their business return, which makes a 12-month CPA P&L a clean fit. Deposits need to be within 35% of the P&L revenue, and you need 50% ownership.
A lot of these borrowers are also military spouses or veterans who started a business near the base. If a PCS move is coming, tell us early. Whether the home stays your legal residence changes both the tax ratio and the occupancy on the loan, and we would rather plan that now than fix it later. A move can also change whether you keep the business, so we look at both.

South Carolina changed its income tax for 2026. The SC Department of Revenue says the 2025 rates ran from 0% to a top rate of 6%. For tax year 2026 there are two rates: 1.99% on income under $30,000 and 5.21% on income of $30,000 and above, minus $966.
That is good news for your tax bill. It does nothing for your mortgage. A lender reads the income left after your deductions, and the new rates do not add any of those deductions back. A turnover crew owner who writes off two vans, supplies, and payroll still shows a thin Schedule C. A host who depreciates a furnished condo shows even less.
Here is the South Carolina twist: property tax depends on how you use the home. State law taxes a legal residence on an assessment equal to 4% of fair market value and most other real property at 6% (SC Code 12-43-220). Same price, very different tax bill.

A beach house you plan to rent can carry a much higher tax line than the same house as your home, and that line goes into your DTI. July deposits for this crew can be triple January’s. Twenty-four months of statements average the whole cycle, twice. The fixed 50% expense factor stands in for the vans and payroll, so we do not need to argue about every write-off. Because this is the owner’s legal residence, we priced the tax line at the 4% ratio, not 6%.

Closing a South Carolina Home: Attorneys, Deed Fees, and Coastal Condos
South Carolina is an attorney-closing state. The South Carolina Supreme Court held in Doe v. McMaster (2003) that real estate and mortgage loan closings should be conducted only under the supervision of attorneys. You will pick a closing attorney, and we work with them on the loan package. Build their fee into your budget.
The state also charges a deed recording fee of $1.85 for each $500 of value: $1.30 to the state and $0.55 to the county (SC Department of Revenue). On a $450,000 home that is $1,665. We show it in your estimate up front.

Coastal condos: warrantable condos go to 89.99% LTV at a 740 score, and non-warrantable condos are allowed up to 80% LTV. That matters on the Grand Strand, where many towers have rental desks or high investor counts. Second homes must be 1 unit, and the 4% legal residence ratio will not apply to them. Two years is the rule, and the business must exist for 2 years. With 1 to 2 years, we can still look at the file if you worked 2 years in the same line of work before going out on your own.
Can I buy a second home or rental with bank statements?
Yes. Primary homes, second homes, and investment properties all qualify. Second homes must be one unit. For a rental, a DSCR loan can qualify on the rent alone and keep your personal income out of the file.
