Montana VA Loans: The Short Answer
The short version for Montana: $0 down with full entitlement, no monthly mortgage insurance, and no credit score floor from VA. Residual income, not a score, is what carries a VA approval. We do not stack extra lender rules on top.
As of Q3 2026 (September 2026): VA sets no minimum credit score (VA Pamphlet 26-7, Ch. 4; 38 CFR 36.4340). VA uses 41% as a check point, not a limit, for how much of your monthly income goes to debt payments (your debt-to-income ratio). Above 41%, we take a closer look at your file. That closer look is not needed if the money left over each month after your bills (VA calls this residual income) is at least 20% above VA’s chart. If it is not, your loan can still be approved when a supervisor signs a note that lists the strengths in your file. For a family of four in the West on a loan of $80,000 or more, the chart is $1,117 a month (VA Pamphlet 26-7, Ch. 4). With full entitlement (your full VA home loan benefit), there is no VA loan limit. With partial entitlement, the county limit applies. The 2026 county loan limit is $832,750 in every Montana county (VA.gov loan limits; FHFA 2026 limits). The funding fee (a one-time VA fee) is 2.15% on a first-use purchase with less than 5% down. It is 3.3% on later use with less than 5% down, and 0.5% on an IRRRL (VA’s refinance to lower your rate). It is waived if you get VA disability compensation (VA.gov funding fee table, effective April 7, 2023).
What Is a Montana VA Loan?
A Montana VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and made by a private lender. Because VA guarantees part of the loan, the lender can approve it with no down payment on full entitlement and no monthly mortgage insurance. It is the same federal program in every state. What changes in Montana are the state’s tax rules, its insurance market, its county loan limits, and how closings work here, which is what the rest of this page covers.
Montana VA Loan Rules and Veteran Tax Benefits
Montana does not hand every disabled veteran a flat exemption. Its main program is the Montana Disabled Veterans (MDV) Property Tax Assistance Program, and it is income-tested. That surprises a lot of veterans who move here from states with a simple rating-based exemption.
Who qualifies for MDV
- The veteran was rated 100% disabled or paid at the 100% disabled rate by VA for a service-connected disability (MCA 15-6-311). Being paid at 100% covers veterans paid at the total rate through individual unemployability.
- The home is the veteran’s primary residence, owned and occupied by the veteran.
- Household income falls under the program limits. The statute sets four income tiers and adjusts them every year for inflation.
- An unmarried surviving spouse of a qualifying veteran can apply, with VA documentation and lower income tiers.
What the benefit is
The Montana Department of Revenue says qualifying applicants get a property tax rate reduction of 50, 70, 80, or 100% on the home. The lower your income, the bigger the cut. Apply through the Department of Revenue, and ask for the current year’s income table, since it moves every year.

Homestead status comes first
Every Montana owner-occupant also needs homestead status. For tax year 2026, the homestead rate starts at 0.76% on the first $378,000 of market value. To qualify, you must live in the home at least 7 months of the year. The enrollment window for tax year 2027 runs May 4, 2026 to March 1, 2027. Enroll right after closing.
Here is where most explanations go wrong. Any service or discharge test tied to a Montana tax program is a state rule for the tax benefit only. It does not decide your home loan. Why this matters to your loan
We qualify you on a payment that includes property tax. A lower tax line means more room in your debt-to-income ratio and more residual income. We use the county’s real tax figure once your homestead and MDV status are set, not a guess. If you receive VA disability pay, you are also exempt from the VA funding fee.
What a No-Overlay VA Lender Means in Montana
An overlay is a lender rule added on top of VA’s. VA itself never set a minimum credit score, so any number you were quoted came from the lender. We lend to VA’s rules in Montana, with no added score floor and no debt-to-income cap tighter than VA’s.
What we cannot change: the wait before you can refinance. VA sets this waiting period for a VA IRRRL (a refinance to a lower rate) and for a VA cash-out that pays off a VA loan. Ginnie Mae, the agency that backs the bonds VA loans are sold into, adds its own wait for loans that go into those bonds (Ginnie Mae MBS Guide, Ch. 24). Anyone who says they waive those is not telling you the whole story.

Seller Concessions and Closing Costs on a VA Loan
A Montana seller can pay your ordinary closing costs in full, and can add concessions of up to 4% of the reasonable value on top (VA Pamphlet 26-7, Ch. 8). Concessions can clear a buyer’s debts at closing, which is often the cheapest way to fix a tight ratio.

Where Montana VA Buyers Live: Malmstrom, Helena, Billings, and Bozeman
Malmstrom Air Force Base and Great Falls
Malmstrom sits on the east side of Great Falls in Cascade County. It runs the 341st Missile Wing, and its missile field stretches across a big piece of central Montana. That means many members work far from the main base. Some buyers pick Great Falls for the shorter drive to the gate. Others pick a small town closer to their assigned sites. The 2026 BAH for an E-5 with dependents at Malmstrom is $1,608 a month (DoD BAH). Cascade County uses the $832,750 FHFA baseline.
Great Falls itself has a mix of older homes near downtown and the river, plus newer builds on the edges of town. Older homes can bring appraisal repair items like peeling paint or an aging furnace. We flag those early so they do not delay your closing.
Helena
Helena is the capital and home to the Montana National Guard at Fort William Henry Harrison. Guard members and state workers buy here. Lewis and Clark County sits at the $832,750 limit. Homes range from older in-town houses to newer builds on the valley floor.
Billings
Billings is the largest city and the medical and retail hub for eastern Montana. Many retirees and VA patients settle here. Housing stock is broad, from starter homes to acreage outside town. Yellowstone County also uses the $832,750 limit. Buyers here often compare a house in town with a few acres in Laurel or Shepherd, and the VA rules are the same for both.
Bozeman and Missoula
These are the high-priced markets. Gallatin and Missoula counties both sit at the $832,750 baseline county limit for 2026, even though many Bozeman homes cost more. With full entitlement (your full VA home loan benefit), the county limit does not cap your VA loan. It only matters if part of your benefit is still tied up in another VA loan. In these towns, the seller can pay your normal closing costs, and VA does not count that toward its 4% limit. On top of that, up to 4% in seller concessions (extras the seller pays for you) can pay off a debt. That can help your monthly debt payments fit your income.

The Costs That Catch Montana VA Buyers After Closing
The money risk in Montana is rarely the rate. It is the costs that show up after closing, or the tax status you forget to set.
Wildfire, hail, and winter
Western Montana has real wildfire exposure, and the plains get hail. Insurers price both. Some rural homes sit far from a fire station, which can raise the premium. Get an insurance quote during your option period, before you lock your budget. We plug the real premium into your escrow, not a round number.
Losing homestead status
If you move out and rent the house, the 7-month rule means you can lose homestead status. The tax on a non-homestead home can climb. If you plan to keep a Great Falls house as a rental after a PCS, run the numbers with the higher tax first.
Resort towns
Montana has no general sales tax, but some towns charge a local resort tax of up to 3%. Big Sky, Whitefish, and West Yellowstone are on the list. It does not change your mortgage. It does raise daily costs if you live there.
Well and septic repairs
A failed septic system or a bad well test can cost a lot and stall a closing. Test early. If a repair is needed, it can be negotiated with the seller before the appraisal comes back. Also ask who pays to plow a shared road. Snow removal on a private road is a real monthly cost for many rural buyers, even if it never shows up in your loan payment.
Rural Montana Homes and VA Property Rules
Montana homes test the VA Minimum Property Requirements more than most states. VA wants a home that is safe, sound, and sanitary. Here is how that plays out here.
- Acreage. VA has no acre limit. A farm or ranch home you live in can get a VA loan. The loan pays only for the home’s value as a place to live. It does not pay for the farm value of extra land, farm buildings, gear, crops, or animals. A house on acreage near Great Falls can work.
- Well and septic. The home needs a safe water supply and sewage system. If the home has its own well, VA needs proof the water is safe. A neutral tester takes and tests the sample, not you or the seller. The water must meet local health rules. Order it early.
- Private roads. Many rural Montana homes sit on shared gravel roads. VA wants year-round access, a recorded right to use the road (an easement), and a plan to keep it up, like a signed road agreement. State law can stand in for that plan.
- Heat and roof. VA’s rule is heat built into the home that keeps rooms with water pipes at 50 degrees or warmer. The roof needs life left in it. Frozen pipes and a weak furnace are common problems in older homes. A worn roof is a common repair call on a VA appraisal.
- Manufactured homes. They must sit on a permanent foundation and be titled as real property.
Here is where most explanations go wrong. People say VA loans do not work in the country. They do. The home just has to meet the same basic safety rules as a house in town.
Common Montana VA Scenarios We Structure
PCS to Malmstrom with a house still in another state
Example: an Air Force E-6 keeps a VA loan on a house at his last base. That loan ties up $80,000 of entitlement. Cascade County’s limit is $832,750. Twenty-five percent of that is $208,187.50. Take away $80,000, and $128,187.50 is left. That covers a $0-down loan up to $512,750. Above that, the down payment is 25% of the extra. At a $560,000 price, that is 25% of $47,250, or $11,812.50 down.
Disabled veteran who qualifies for MDV
Example: a retiree rated 100% buys in Billings. She pays no funding fee because she gets VA disability pay. After closing, she files for homestead status and MDV. If her income lands in the top MDV tier, her tax rate drops by half. We re-run her escrow once the county updates her bill. We do not count the MDV cut before it is approved, so her approval stands on its own.
Guard member with drill pay in Helena
Example: a Montana Guard member has a civilian job and drill pay. We count the drill pay when it has a history and is likely to continue. If the ratio runs high, manual underwriting and strong residual income can carry the file.
Buying acreage outside Great Falls
Example: a family buys a house on 10 acres with a well and septic. We order the water test and septic check before the appraisal. That way the appraiser’s list does not surprise anyone. If the land has a barn for their own horses, that is fine. If they run cattle for income, they can still use a VA loan on the home they live in. The loan pays only for the home’s value as a place to live, not the cattle or the farm value of the land and barns.
