Nevada VA Loans: The Short Answer
A Nevada VA loan is a VA-guaranteed mortgage with no down payment on full entitlement, no monthly mortgage insurance, and no VA minimum credit score. The files that get stuck are usually stuck on lender rules, not VA rules. We underwrite to VA’s rules.
As of Q3 2026 (September 2026): VA sets no minimum credit score (VA Pamphlet 26-7, Ch. 4). VA uses 41% as a check point, not a limit, for how much of your income goes to debt payments. Above 41%, we take a closer look at your file. That closer look is not needed if the money left over each month after your bills is at least 20% above VA’s chart. Without that cushion, the loan can still be approved when a supervisor signs a note listing the strengths in your file. For a family of four on a loan of $80,000 or more in the West region, the chart shows $1,117 a month (VA Pamphlet 26-7, Ch. 4). Entitlement is how much VA will back on your loan. With full entitlement, there is no VA loan limit. With partial entitlement, the county loan limit applies. The 2026 county loan limit (the conforming limit) is $832,750 in every Nevada county (VA.gov loan limits; FHFA 2026 limits). The funding fee is a one-time fee paid to VA. It is 2.15% on a first-use purchase with less than 5% down and 3.3% on later use with less than 5% down. It is 0.5% on an IRRRL (a VA streamline refinance). It is waived for veterans receiving VA disability compensation (VA.gov funding fee table, effective April 7, 2023).
What Is a Nevada VA Loan?
A Nevada VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and made by a private lender. Because VA guarantees part of the loan, the lender can approve it with no down payment on full entitlement and no monthly mortgage insurance. It is the same federal program in every state. What changes in Nevada are the state’s tax rules, its insurance market, its county loan limits, and how closings work here, which is what the rest of this page covers.
Nevada VA Loan Rules and Veteran Tax Benefits
Nevada’s disabled veteran exemption is tiered by rating and measured in assessed value, not market value. The base amounts in the law date back years, and the state raises them every fiscal year for inflation. So the number you read online is often out of date.
Who qualifies
- A veteran with a service-connected disability of 60% or more, as set by VA.
- The veteran must have been honorably discharged from the Armed Forces.
- A surviving spouse can qualify if the spouse lived with the disabled veteran for 5 years before the veteran’s death, has not remarried, and lives in Nevada.
How big the exemption is
The Nevada Department of Taxation’s veterans exemption FAQ lists the base amounts under NRS 361.091:

Each amount is adjusted every fiscal year by the change in the Consumer Price Index since July 2003. That means today’s exemption is higher than the base. Your county assessor posts the current figure.
Nevada also has a regular veterans exemption with a base of $2,000 of assessed value, adjusted the same way. You can use your exemption on your home’s property tax, or on the government services tax on your vehicle registration through the DMV.
How to apply
Contact your county assessor’s office or use its website to get the application. File it with the assessor for the county where your home is. Bring your VA rating letter and discharge papers.
Here is where most explanations go wrong. The honorable discharge standard in this tax law is a Nevada rule for the tax benefit only. It does not decide your home loan. What this does to your loan
Nevada has no state income tax on wages, so your full paycheck counts toward your budget. Once the exemption posts, your property tax drops, and so does your escrow. That opens room in your debt ratio and your residual income. We do not count an exemption before it is granted. With VA disability pay, you also skip the VA funding fee.
Why Nevada VA Files Land Here
A Nevada VA file usually comes to us after a no somewhere else. Most of the time the no came from a lender rule, not VA. We underwrite to VA Pamphlet 26-7 and 38 CFR only, and we manually underwrite files the software will not approve.

Nevada VA Markets: Nellis, Creech, NAS Fallon, and Reno
Nellis Air Force Base and North Las Vegas
Nellis sits on the northeast side of the Las Vegas Valley in Clark County. It is the Air Force’s big fighter training base. Many families buy in North Las Vegas, Aliante, or the northwest valley for a shorter drive. The 2026 BAH for an E-6 with dependents at Nellis is $2,208 a month. For an O-3, it is $2,382 (DoD BAH). Clark County uses the $832,750 FHFA limit.
Creech Air Force Base
Creech is in Indian Springs, northwest of Las Vegas on US-95. Few homes sit near the base, so most crews live in the northwest valley, Centennial Hills, or Skye Canyon and drive. Pick a home with the commute in mind. Crews often work shifts, so a drive that looks easy at noon can feel long after a night shift. BAH follows your duty station, not the neighborhood you choose.
Henderson and Summerlin
These are large master-planned areas with newer homes, parks, and HOA dues. Many retirees and senior NCOs buy here. Prices run higher, but the VA rules are the same. Clark County’s $832,750 limit only matters if part of your entitlement is still in use.
Naval Air Station Fallon
NAS Fallon is in Churchill County, east of Reno. It is home to the Navy’s top strike fighter training. Fallon is a small farm town, and some homes sit on acreage with a well. The 2026 BAH for an E-6 with dependents at Fallon is $1,788. Churchill County uses the $832,750 limit.
Reno, Sparks, and Carson City
Northern Nevada draws Guard members, VA medical center staff, and tech workers. Washoe County and Carson City are both at the baseline. Lake Tahoe homes cost more, but with full entitlement VA sets no loan limit.
Hawthorne
Hawthorne Army Depot sits in Mineral County, south of Fallon. It is a small town with a small housing market, so homes can take longer to find. Older homes and manufactured homes are common, so the property review matters.

Spouse Debts, HOAs, and Solar Leases: Nevada’s Money Risks
Nevada’s money risks hide in the monthly costs around the mortgage, and in one rule about spouses.
Your spouse’s debts count
Many Nevada buyers apply alone to keep a spouse’s credit off the file. In a community property state like Nevada, that does not hide the debts. VA rules have us review the non-borrowing spouse’s debts anyway. Applying alone can still make sense for credit scores, but plan on the spouse’s car or card payments counting.
HOA dues, sometimes two
Many Las Vegas and Reno homes sit in master-planned communities. Some have a main HOA and a sub-HOA. Both count in your payment. Get every dues number before you compare homes on price.
Special assessments on the tax bill
Some newer neighborhoods carry special district assessments for roads or utilities. They can show up on the property tax bill. Ask the title company what the full tax bill will be, not just the base tax.
Leased solar
Leased solar panels are common in the desert. A solar lease payment is a monthly bill we need to see, and leased panels do not add value to the home in an appraisal. Get the lease terms before you make an offer. Some leases need the new owner to be approved by the solar company, which can take time.
Heat and water
Summer power bills can be high. They are not in your mortgage, but they come out of the same budget. We look at residual income so you still have room after those bills.
Condos, Pools, and Desert Homes: Nevada VA Property Rules
Nevada homes meet the same VA Minimum Property Requirements as anywhere. These items come up most here.
- Condos. The project must be on VA’s approved list. Many Las Vegas high-rise and Strip-area buildings are not. Check before you fall in love with a unit.
- Pools. A pool is fine. If the water is green or the pool is closed for winter and the appraiser can’t tell if the equipment works, the appraiser may assume small repairs and ask for none. Clear damage that makes the pool unusable means a repair or filling it in. The pool must be secured the way local rules require.
- Roof and cooling. Desert sun wears out roofs. The roof needs useful life left.
- Wells and septic. Rural homes around Fallon, Pahrump, and Dayton need safe water and a working septic system. Order the water test early.
- Manufactured homes. They must sit on a permanent foundation and be titled as real property.
- New construction. A newly built home needs proof it was finished, such as the local building office’s final approval. It also needs a warranty: one year from the builder on a VA form, or ten years backed by insurance.
A VA appraisal can list repairs. Most are small. We plan for them early so they do not hold up closing. Here is a Nevada tip. In older Las Vegas homes, check the roof and the air conditioning before you write the offer. VA does not require central air in every home, but a broken system can hurt value and your budget in July. A home inspection costs a few hundred dollars and can save you from a surprise that costs thousands.
Common Nevada VA Scenarios We Structure
PCS to Nellis
Example: an E-6 with a family reports to Nellis. His BAH is $2,208 a month. We count it once orders are in hand and gross it up because it is not taxed. He buys in North Las Vegas with $0 down and no monthly mortgage insurance. The seller pays some closing costs under the VA seller concession rules.
Veteran rated 80% in Henderson
Example: a veteran rated 80% buys in Henderson. She pays no funding fee because she gets VA disability pay. She files the disabled veteran exemption with the Clark County assessor. Her base amount is $15,000 of assessed value, plus the yearly inflation increase. We qualify her on the tax without it, then her escrow drops.

Example: a Navy E-7 keeps a VA loan on a house from his last duty station. It ties up $100,000 of entitlement. Churchill County’s limit is $832,750. Twenty-five percent is $208,187.50. Minus $100,000 leaves $108,187.50. That covers a $0-down loan up to $432,750. At a $500,000 price, he needs 25% of $67,250, or $16,812.50 down.

Example: a Guard member applies alone. His wife has a car loan. In Nevada, we count her payment in his ratio. If it runs high, manual underwriting and strong residual income can carry it. For a family of four in the West with a loan of $80,000 or more, VA’s residual income guide is $1,117 a month. We want him above that.

How long does a VA loan take to close?
A prepared VA purchase fits a normal contract window. The appraisal is ordered through VA’s system, and a complete file at the start is what keeps the timeline on track.
Can a spouse satisfy VA occupancy while I am deployed?
Yes. A spouse can meet the occupancy requirement when the service member is deployed or on orders. VA expects occupancy within a reasonable time, usually 60 days.
