As of Q3 2026 (September 2026): Self-employed borrowers qualify with a 620 credit score on Non-Prime terms (75% LTV, 43% DTI) or 660 on Expanded Prime terms (80% LTV, 50% DTI) (PRMG Non-QM Income Qualifying Product Profile, 09/17/2026). Who Uses a Self-Employed Mortgage in Washington

Independent tech consultants and contract engineers

This is the Eastside borrower we see most. You left a big employer, formed an LLC, and now bill clients in Redmond and Bellevue. Year one looked great until your CPA wrote off the equipment, the home office, and the car. If clients pay into a business account, business bank statements at a 50% expense factor usually fit. If clients send you 1099s, the 1099 path counts 100% of gross with an IRS transcript. Left a W-2 job less than 2 years ago? That can still work case by case if you have 2 years in the same line of work. Under 1 year does not.

Puget Sound trades and construction owners

Electricians, remodelers, and roofers in Tacoma, Everett, and Kent pay B&O on every dollar billed, then write off trucks and tools on the federal return. Business statements work here. You need to own at least 25% of the business, and the business needs 2 years of history. If a CPA or EA prepares your books, a 12-month CPA P&L is another route. It needs 50% ownership, and your deposits must land within 35% of the P&L revenue.

Seasonal businesses east of the Cascades

Spokane, Yakima, and Wenatchee have owners whose income is lumpy by season. Harvest services, landscaping, and summer tourism fit that pattern. When income is seasonal, 24 months of statements are required so the average shows a full cycle, not just the good months. A July-heavy account read over only 12 months can make the year look better or worse than it was. Two years settles it.

Owners who also hold Seattle and Spokane rentals

How Washington’s B&O Tax and No Income Tax Shape Your Return

Washington does not have a personal income tax today. The Washington Department of Revenue says so directly. It also notes a new 9.9% tax on individual income over $1 million that starts January 1, 2028. For almost every self-employed borrower, there is no state return to show a lender. Lenders only see your federal return.

What Washington does tax is your business. The B&O tax is a gross receipts tax. The Department of Revenue says it is figured on total income, and businesses cannot deduct labor, materials, or other costs. A consultant who bills $300,000 pays B&O on $300,000, even in a year with big costs.

Here is where most explanations go wrong. People think no income tax means a clean, high return. It is the opposite. B&O tax is a cost on your federal Schedule C. So are the home office, the laptops, the software seats, the health plan, and the car you depreciate. With no state income tax to plan around, Washington consultants pour all their planning into the federal return. The Schedule C net can end up a fraction of what hit the bank.

We do not start from that net. On business bank statements we take your eligible deposits and apply a fixed 50% expense factor. Your B&O returns are a good self-check. If the gross you report to the state looks nothing like your deposits, expect questions. Rates source: B&O tax classifications.

The consultant, who owns 100% of the LLC, billed well but wrote off the home office, equipment, software, and car. Those write-offs cut federal tax. They also cut the income a lender sees on the return. On 12 months of business statements, $26,000 a month in deposits times 50% gives $13,000 in qualifying income. The same $5,900 in monthly debts drops from 90.8% of income to 45.4%.

Buying in King, Pierce, and Snohomish Counties as a Self-Employed Borrower

The FHFA 2026 conforming loan limit for a one-unit home is $1,063,750 in King, Pierce, and Snohomish Counties. Every other Washington county is at the $832,750 baseline. Above those lines, a conventional loan turns jumbo. Our Non-QM loans run from $100,000 to $3,500,000 and do not change rules at the county limit. Loans over $2,000,000 need a second full appraisal.

Selling first? Washington charges a graduated real estate excise tax on the sale. The Department of Revenue says the seller usually pays it, and the buyer is responsible if the seller does not. Rates effective January 1, 2026:

Local REET is added on top in most places. Plan for it when you figure the cash you walk away with from the old house, since that cash often becomes your down payment and reserves.
