Dairy is central to Wisconsin’s economy and culture, per the Department of Agriculture, Trade and Consumer Protection. Milk checks arrive on a schedule, but feed, fuel, and equipment swallow them. A house on up to 15 acres works. Keep the farm account separate from the household account. Mixing farm expenses into a personal account pushes the file to business statements.
Door County and Northwoods seasonal owners
Gift shops, charter boats, rental cottages, and supper clubs make most of their money between Memorial Day and the fall color season. Winter statements look empty. Our lender’s guidelines require 24 months of statements when income is seasonal. Two full summers average out the empty winters and show the real year. Cottage owners who rent to guests can also look at a {A(J+’dscr-loans/’,’DSCR loan’)} for the next rental they buy.
Paper, machining, and food processing contractors
Fox Valley and Milwaukee plants hire independent maintenance techs, welders, and millwrights. Many work on 1099s. The 1099 path counts 100% of gross 1099 income, confirmed with an IRS transcript and year-to-date deposits. Tools and truck costs are not subtracted. Plant shutdown work can make a few months much bigger than the rest, and gross 1099 income captures all of it.
Madison consultants and firm owners
Owners of small engineering, software, and consulting firms in Madison often run S corps. They pay a modest salary and leave profit in the company to grow it. A 12-month P&L from a CPA or Enrolled Agent works with 50% ownership, and deposits must be within 35% of P&L revenue. See the P&L loan page.

Four brackets, and the top one bites. Wisconsin still taxes income in graduated brackets. For 2025, single filers pay 3.50%, 4.40%, 5.30%, and 7.65%, per the Wisconsin Department of Revenue.

A graduated rate changes behavior. Every dollar of profit costs more than the last. Owners near a bracket line buy the equipment in December, prepay feed, or take the full depreciation now. That is smart tax planning. It also drops the income a normal lender will count.
Marital property matters too. Wisconsin runs on the community property concept under its Marital Property Act, chapter 766. Since January 1, 1986, income a spouse earns during the marriage is generally treated as marital property, owned half by each spouse, per the Department of Revenue. That is why many Wisconsin couples file jointly even when one spouse runs the farm or business. It also means a lender may ask about the spouse on title and on the loan.
Here is where most explanations go wrong. They say a thin farm or resort return means thin income. Often it means a strong year, a big equipment purchase, and a good tax preparer. We read the deposits, not the deductions.

Summer deposits run big and January deposits run near zero. We use 24 months so two full seasons average out. If a CPA shows real expenses above 50%, we use that ratio instead. This is an example, not a quote.

Buying Rural and Resort Property in Wisconsin
Loan limits. Every Wisconsin county sits at the 2026 baseline conforming limit of $832,750 for one unit, per the FHFA 2026 loan limits. That includes Door County. Our self-employed loans run from $100,000 to $3,500,000.
Acreage and farms. This is the Wisconsin issue. Our lender’s guidelines cap acreage at 15 acres for a primary or second home and 5 acres for investment. Rural homes max at 80% loan-to-value. The property cannot be agricultural or produce income for you. Working farms and barndominiums are not eligible. Log homes max at 80%. A farmhouse on a split-off 10 acres can work. The whole 160-acre operation cannot.
Second homes on the lake. Door County and Northwoods cabins can be second homes if they are one unit. Second homes reach 80% loan-to-value at a 680 score, or 75% at 660.
Transfer fee. Wisconsin charges a real estate transfer fee of $0.30 for each $100 of value, per the Department of Revenue. That is $3 per $1,000. On a $350,000 home, that is $1,050.
Spouses and title. Because Wisconsin is a marital property state, ask us early if one spouse will not be on the loan. We plan the file around it.
