FHFA’s 2026 one-unit conforming limit is $1,249,125 in Jefferson County. Every other West Virginia county is at the $832,750 baseline, including Berkeley County next door. At closing, West Virginia charges a state excise tax on transferring real property of $1.10 for each $500 of value, under W. Va. Code § 11-22-2. Counties add 55 cents per $500, and a county commission can raise its share up to $1.65 per $500. Ask your title company which county rate applies.

Acreage is the big West Virginia issue. Mountain homes often sit on 20, 40, or 100 acres. Our cap is 15 acres for a primary or second home and 5 acres for an investment property.
