PCS From Fort Bragg to Fort Carson: The Short Answer

Every grade gets more BAH at Fort Carson than at Fort Bragg in 2026. The raise runs from $303 to $552 a month with dependents. That helps, but a Colorado Springs house costs more than a Fayetteville house, so plan to pay off small debts before you buy.

As of Q3 2026 (September 2026): An E-5 with dependents gets $1,806 a month in housing allowance (BAH) at Fort Bragg (MHA NC182). At Fort Carson (MHA CO046), it is $2,358, a raise of $552 a month (DoD 2026 BAH Rates). A VA loan uses 41% as a check point, not a limit, for how much of your income goes to debt payments. Above 41%, we take a closer look at your file. That closer look is not needed if the money left over each month after your bills is at least 20% above VA’s chart. Without that cushion, the loan can still be approved when a supervisor signs a note listing the strengths in your file (VA Pamphlet 26-7, Ch. 4). The seller can pay up to 4% of the home’s reasonable value in seller concessions. These are extras the seller pays for you beyond normal closing costs. That money can pay off your debts (VA Pamphlet 26-7, Chapter 8). The drive from Fayetteville to Colorado Springs is about 1,700 miles by interstate.

Fort Bragg and Pope share one housing area, MHA NC182. Fort Carson shares MHA CO046 with Peterson and Schriever Space Force Bases. These are the 2026 monthly rates with dependents, effective January 1, 2026. E-1 to E-3 with dependents get the E-4 rate.

Single Soldiers without dependents: an E-4 goes from $1,341 at Bragg to $1,689 at Carson, up $348. An E-5 goes from $1,527 to $1,860, up $333.

What this means: an E-5 or O-1 picks up more than $500 a month, and an O-5 gains the least. BAH is set to local rent, so the raise tells you Colorado Springs costs more. It does not mean you come out ahead. Once your orders are in hand, we can count your Fort Carson BAH as income, and because BAH is not taxed, VA lets us gross it up.

Fayetteville vs Colorado Springs: What Housing Costs

Most Bragg families are used to a house payment that fits inside BAH with room left over. Homes around Fayetteville, Hope Mills, and Raeford have long sold for well below Colorado Springs prices. In Colorado Springs, the median sale price sits in the mid-$400,000s, and a 3-bedroom rental in a decent neighborhood runs about $2,100 to $2,400 a month. That eats almost all of an E-5 family’s $2,358 Carson BAH.

Taxes and your home state: SCRA lets you keep your home state of legal residence when orders move you. If North Carolina is your legal residence, North Carolina taxes your military pay no matter where you are stationed, per the NC Department of Revenue. Moving to Colorado on orders does not change that by itself. Your state tax changes take-home pay, which drives VA residual income.

Insurance swap: in Fayetteville you asked about flood zones. In Colorado Springs, ask about roof age and the hail deductible, and get a real quote before you sign.

Paying Off Debt to Cover the Colorado Springs Payment

Here is where most PCS advice goes wrong. People say, “Save for a down payment.” With full VA entitlement, you need none. Paying off a monthly debt does more. Here is an E-6 family of four leaving Spring Lake for Fort Carson. Base pay, the house payment, and the debts are example figures. The BAH is real 2026 data.

  • Debt-to-income ratio (debt payments compared to income) = 48.4%. That is above 41%, so we take a closer look. We skip that step if money left over each month is at least 20% above VA’s chart.

  • DTI = 40.8%. Under the 41% benchmark, with $545 a month freed up

Why payoff beats a down payment on a VA loan

A monthly debt hits a VA file twice. It raises your debt-to-income ratio (how much of your monthly income goes to debt payments). It also cuts your residual income, the cash left each month after the house, taxes, and bills. For a family of four in Colorado, which is in the VA’s West region, the chart is $1,117 a month on loans of $80,000 or more. For active duty, VA cuts that 5%, to about $1,061. Above 41%, we take a closer look at your file. That step is skipped if you are at least 20% over the chart, about $1,273. If not, a supervisor can still approve the loan with a signed note. Put the same $11,800 toward a down payment on an example $350,000 home and the payment drops about $70 a month at a 6% example rate. Pay off those three debts and $545 a month comes off both tests.

Where the payoff money comes from

  • Seller concessions. VA lets the seller pay up to 4% of reasonable value toward concessions, and paying off your debts counts. On a $350,000 example home, that is up to $14,000.
  • Equity from your Fayetteville-area house. If you sell before you close in Colorado, the net proceeds can clear balances.
  • Savings. Money you set aside at Bragg can go to debts first. Keep enough for the move and your first month.

❌ Myth: “My BAH goes up $384 at Carson, so I can afford a bigger house than I had at Bragg.”

✅ Fact: The raise tracks higher Colorado Springs rents. A 3-bedroom rental there can cost more than the whole E-6 BAH. The raise keeps you even. Paying off debt is what makes room for the payment.

What to Do With Your House at Fort Bragg: Sell, Rent, or Keep

New Soldiers arrive at Fort Bragg every month, which keeps military renters looking in Fayetteville, Spring Lake, Hope Mills, and Raeford. The right choice depends on your equity, your entitlement, and how the Colorado loan will look.

Sell

Selling frees your full VA entitlement once the old loan is paid off. The net proceeds can pay off debts, which is the payoff plan from the section above. If you sell before you buy, the old mortgage drops off your debt ratio too. Homes with flood history near the Cape Fear River can take longer to sell.

Rent it out

If you want to count rent from the Bragg house to offset its payment, we need a signed lease. A plan to rent it is not enough. Line up a property manager before you leave. You will be 1,700 miles away. If you are renting where you live now, SCRA lets you end a residential lease on PCS orders with written notice and a copy of the orders.

Keep the VA loan

Keeping a VA loan on the North Carolina house ties up the entitlement you used. You can still buy at Carson with your remaining, or second-tier, entitlement. Colorado Springs prices are higher than Fayetteville prices, so that remaining amount may not cover the whole Colorado purchase with $0 down. Clearing Fort Bragg: Out-Processing and the Transportation Office

Most Fort Bragg PCS clearing runs through the Soldier Support Center on Normandy Drive. Check the Fort Bragg Installation Transportation Office page and the Out-Processing Section page for current hours before you go.

  • Levy brief and orders. Your S1 tells you when orders are cut and when to start clearing.
  • PCS transportation brief. Held on the ground floor of the Soldier Support Center. The garrison says you can do it up to 90 days before you leave. Pick the CONUS brief for Carson, plus the PPM (DITY) brief if you move yourself.
  • Installation Transportation Office. Soldier Support Center, Building 4-2843, Normandy Drive. Open weekdays, 0730 to 1600, closed federal holidays. This is where you book household goods.
  • Clearing papers. Get your unit clearing papers (DA 137-1) from your S1.
  • CIF. Make an appointment. Bring orders.
  • Housing. In on-post housing? Book a clearance appointment with the Housing Management Office. That includes the cleaning check.
  • Finance last. Finance is in Wing J of the Soldier Support Center. It is the next to last stop, and the garrison says to clear within 72 business hours of your leave start date, in uniform.

The Drive: Fayetteville to Colorado Springs

Plan on about 1,700 to 1,800 miles and three to four days on the road.

  • Southern route, I-40. I-95 north to I-40, then west through Raleigh, Nashville, Memphis, Little Rock, and Oklahoma City to Amarillo. From Amarillo, head northwest into New Mexico and pick up I-25 north over Raton Pass. Raton Pass can close in snow.
  • Northern route, I-70. I-40 west to Nashville, then north toward St. Louis and I-70 west across Missouri and Kansas. At Limon, US-24 runs southwest into Colorado Springs. Expect strong crosswinds in western Kansas.

Altitude is the big change. Fayetteville sits near sea level. Fort Carson is just under 6,000 feet. Drink more water and take the first few days easy. If you do a PPM, follow the rules from your PPM brief at Bragg.

Ask a tax pro, because your take-home pay affects your VA residual income.

When should I do the Fort Bragg PCS transportation brief?

Do it early, because Fort Bragg says the transportation brief can be completed up to 90 days before you leave. It is held on the ground floor of the Soldier Support Center, with separate CONUS and PPM briefs. Book household goods with the Installation Transportation Office right after, and time your Colorado closing so the shipment delivers to your new house.
