Louisiana VA Loans: The Short Answer
The short version for Louisiana: $0 down with full entitlement, no monthly mortgage insurance, and no credit score floor from VA. Residual income, not a score, is what carries a VA approval. We do not stack extra lender rules on top.
As of Q3 2026 (September 2026): VA’s chart for the money left over each month after your bills (VA calls this residual income) is $1,003 a month for a family of four in the South on loans of $80,000 or more (VA Pamphlet 26-7, Ch. 4). VA uses 41% as a check point, not a limit, for how much of your monthly income goes to debt payments (your debt-to-income ratio). Above 41%, we take a closer look at your file. That step is not needed if your money left over is at least 20% above the chart. If it is not, your loan can still be approved when a supervisor signs a note that lists the strengths in your file. VA has no minimum credit score (VA Pamphlet 26-7, Ch. 4; 38 CFR 36.4340). The 2026 county loan limit is $832,750 in every Louisiana county. Full entitlement (your full VA home loan benefit) removes the VA loan limit (VA.gov loan limits; FHFA 2026 limits). Funding fee (a one-time VA fee) on first use: 2.15% with less than 5% down. After first use, with less than 5% down: 3.3%. On an IRRRL (VA’s refinance to lower your rate): 0.5%. With VA disability compensation: $0 (VA.gov funding fee table, effective April 7, 2023).
What Is a Louisiana VA Loan?
A Louisiana VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and made by a private lender. Because VA guarantees part of the loan, the lender can approve it with no down payment on full entitlement and no monthly mortgage insurance. It is the same federal program in every state. What changes in Louisiana are the state’s tax rules, its insurance market, its county loan limits, and how closings work here, which is what the rest of this page covers.
Louisiana VA Loan Rules and Veteran Tax Benefits
Louisiana gives disabled veterans a tiered break on the home’s assessed value. The Louisiana Department of Veterans Affairs property tax exemption page lays it out by VA rating. The first two tiers stack in addition to the homestead exemption. The top tier removes the ad valorem tax almost entirely.

Who qualifies: a veteran with a service-connected disability rating of 50% or higher. Here is where most explanations go wrong. Louisiana taxes on assessed value, not market value, so a $2,500 or $4,500 exemption is worth more than it sounds. The dollar savings depend on your parish millage.
Where it applies: your homestead. The regular Louisiana homestead exemption covers the first $7,500 of assessed value on a bona fide homestead, and the veteran tiers sit on top of it. A rental or camp does not qualify.
How to apply: LDVA says to contact your parish veterans service office and book time with a veterans assistance counselor. The counselor gives you a certified form. You take that form to your parish assessor. The LDVA page does not address surviving spouses, so a surviving spouse should ask the parish assessor.
Here is where the tax rule and the loan rule split. Whatever service or residency standard Louisiana applies for this exemption is a state rule for the tax benefit only. It is not the test for a VA home loan. For the loan, VA looks for service under conditions other than dishonorable and a Certificate of Eligibility. Our VA loans FAQ covers the loan side.
Why it matters to your approval: we qualify you on the full payment with taxes. A 100% rated veteran who files after closing can see the tax line fall close to zero, which frees up debt-to-income room and residual income. A veteran receiving VA disability compensation is also generally exempt from the VA funding fee.
What a No-Overlay VA Lender Means in Louisiana
An overlay is a lender rule added on top of VA’s. VA itself never set a minimum credit score, so any number you were quoted came from the lender. We lend to VA’s rules in Louisiana, with no added score floor and no debt-to-income cap tighter than VA’s.
What we cannot change: the wait before you can refinance. VA sets this waiting period for a VA IRRRL (a refinance to a lower rate) and for a VA cash-out that pays off a VA loan. Ginnie Mae, the agency that backs the bonds VA loans are sold into, adds its own wait for loans that go into those bonds (Ginnie Mae MBS Guide, Ch. 24). Anyone who says they waive those is not telling you the whole story.

Seller Concessions: The 4% Rule Most People Get Wrong
VA separates two buckets. The seller can pay your normal closing costs with no cap. Separately, the seller can give concessions up to 4% of the reasonable value, and those concessions can pay off your debts, prepay taxes and insurance, or cover the funding fee (VA Pamphlet 26-7, Ch. 8).
On a Louisiana contract, that difference matters. Paying off a car note at closing can lower your debt-to-income ratio and raise your residual income at the same time. The full 4% breakdown.
Where Louisiana VA Buyers Live: Fort Polk, Barksdale, and Belle Chasse
Fort Polk and Leesville
The Army’s Fort Polk page calls it the Joint Readiness Training Center and Fort Polk. Soldiers and families buy in Leesville, New Llano, and Anacoco in Vernon Parish, and some drive to DeRidder in Beauregard Parish. Prices are modest, lots are big, and rural homes with wells are common. The buyer pool is small, so we talk about resale or rental before you pick a house.
Barksdale AFB, Bossier City, and Shreveport
Barksdale sits in Bossier Parish. Airmen buy in Bossier City, Haughton, Benton, and south Bossier, or cross the Red River into Shreveport in Caddo Parish. Newer subdivisions north of Interstate 20 bring builder contracts and HOA dues into the payment. Builder credits fall under VA concession rules, so we read the addendum before you sign. Many Barksdale families keep the home as a rental after PCS, so we also look at what the house would rent for.
NAS JRB New Orleans and the metro
The base is in Belle Chasse in Plaquemines Parish. Many members are reservists with a civilian job. Buyers look at Belle Chasse, the West Bank in Jefferson Parish, and across the river into New Orleans. Elevation, flood zone, and the age of the home drive the payment here more than the price does.
Baton Rouge and Lafayette
There is no major active installation in either city, but both hold large veteran populations, Guard units, and plenty of offshore and plant workers who served. Many are paid on a rotation. We document that pay the same way VA does for any other job, with history.
Loan limit: every Louisiana parish uses the $832,750 2026 one-unit baseline (FHFA 2026 limits). With full entitlement VA has no loan limit. The parish figure matters only when entitlement is still tied up in another VA loan.

The Louisiana Money Risks VA Buyers Should Price In
Your spouse’s debts count, even off the loan
Louisiana is a community property state. Civil Code Art. 2338 makes property acquired during the marriage through either spouse’s effort part of the community. VA Pamphlet 26-7 (Chapter 4) has VA lenders in community property states consider the non-purchasing spouse’s debts. That means we pull that spouse’s credit and count required payments, even when only you are on the loan. A car note in your spouse’s name can change your ratio.
Your spouse signs the mortgage
Civil Code Art. 2347 requires both spouses to agree to encumber community immovables. A mortgage is an encumbrance. Plan on the non-borrowing spouse signing the mortgage at closing.
Executory process moves fast
Louisiana mortgages are usually signed in authentic form with a confession of judgment. That lets a lender use executory process by filing the note and mortgage with its petition. The practical point: a missed payment can move toward seizure faster than many buyers expect, because the lender does not need a full lawsuit first. If a deployment or job change puts you behind, call your servicer early and ask about VA loss mitigation.
Flood and wind insurance
In a mapped flood zone, federal rules require flood insurance on a VA loan. Near New Orleans and along the coast, wind coverage can also run high. We qualify you on real quotes, so get them before the offer. Two homes at the same price in Jefferson Parish can carry very different payments because of elevation alone.
Louisiana Property Types, Closings, and VA Minimum Property Requirements
The notary closes the deal
An authentic act is signed before a notary public and two witnesses. Parties may sign before different notaries at different times. That helps when a spouse is on a Fort Polk rotation, offshore, or deployed. We send the loan package to your notary and plan any split signing early.
Raised homes, pilings, and slabs
Many south Louisiana homes sit on piers or pilings. The VA minimum property requirements ask for safe access and sound structure. The appraiser looks at stairs, the space under the home, and signs of water damage. Older homes in New Orleans may show peeling paint that needs repair before closing.
Rural homes around Fort Polk
Vernon Parish homes often have wells, septic, and a few acres. VA can finance them when the home meets VA rules and the appraiser supports the land value. Safe water is required.
Condos and manufactured homes

Common Louisiana VA Scenarios We Structure
Barksdale airman with a spouse who carries debt
Example: an airman earns $5,200 a month and buys in Haughton. Only the airman is on the loan. The spouse has a $450 car payment. Because Louisiana is community property, we count that $450 in the ratio. The spouse also signs the mortgage at the notary closing. We run the numbers with both before you write the offer, so the ratio does not surprise you.
Fort Polk soldier on rotation at closing
Example: the soldier signs before a notary at Fort Polk on Tuesday. The spouse signs before a different notary in Lake Charles on Thursday. Art. 1833 allows it, and we coordinate both packages. The closing date holds, and nobody has to take leave just to sign.
100% rated veteran in Bossier Parish
Example: a retiree with a 100% rating buys a $320,000 home with $0 down and no funding fee. After closing, the veteran gets the certified form from the parish veterans service office and files with the assessor. The escrow review then drops the tax line close to zero. Municipal assessments that the exemption does not cover stay in the escrow, so we do not promise a zero tax bill.
Reservist at Belle Chasse with a civilian job
Example: a Navy reservist works at a plant and drills at the base. We count the plant salary and stable drill pay. Overtime and shift pay count when there is a two-year history. If flood insurance pushes the ratio high, we lean on residual income and manual underwriting.

Can a spouse satisfy VA occupancy while I am deployed?
Yes. A spouse can meet the occupancy requirement when the service member is deployed or on orders. VA expects occupancy within a reasonable time, usually 60 days.
