In Mississippi, a veteran with a service-connected total disability can be exempt from all property taxes on the homestead, but the county only takes the application from January 1 to April 1, so when you close decides when the savings start.

Mississippi VA Loans: The Short Answer
The short version for Mississippi: $0 down with full entitlement, no monthly mortgage insurance, and no credit score floor from VA. Residual income, not a score, is what carries a VA approval. We do not stack extra lender rules on top.
As of Q3 2026 (September 2026): Entitlement is how much VA will back on your loan. Mississippi buyers with full entitlement have no VA loan limit. With partial entitlement, the county loan limit is used. The 2026 county loan limit (the conforming limit) is $832,750 in every Mississippi county (VA.gov loan limits; FHFA 2026 limits). VA sets no minimum credit score (VA Pamphlet 26-7, Ch. 4). VA uses 41% as a check point, not a limit, for how much of your income goes to debt payments. VA also has a guide for the money left over each month after your bills (VA calls this residual income). For a South-region family of four on loans of $80,000 or more, the guide is $1,003 a month. It is 5% lower for active duty and military retirees. The guide is not an automatic yes or no (VA Pamphlet 26-7, Ch. 4). The funding fee is a one-time fee paid to VA. It runs 2.15% on first use with under 5% down and 3.3% on later use. Veterans receiving disability compensation pay none (VA.gov funding fee table, effective April 7, 2023).
What Is a Mississippi VA Loan?
A Mississippi VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and made by a private lender. Because VA guarantees part of the loan, the lender can approve it with no down payment on full entitlement and no monthly mortgage insurance. It is the same federal program in every state. What changes in Mississippi are the state’s tax rules, its insurance market, its county loan limits, and how closings work here, which is what the rest of this page covers.
Mississippi VA Loan Rules and Veteran Tax Benefits
Mississippi splits its homestead exemption into tiers. The Mississippi Department of Revenue homestead exemption page says Tier 3 is a total exemption. Tier 3 owners are “exempt from all property taxes on their qualifying homesteads.”

Who qualifies for the veteran piece: a veteran classified as having a service-connected, total disability. Bring your VA benefit letter that shows the rating. The surviving spouse keeps Tier 3 as long as the spouse has not remarried.
Where it applies: only your homestead, meaning the home you own and live in. A rental or a second home does not qualify.
How to apply: DOR says applications are accepted only in the county Tax Assessor’s office, between January 1 and April 1 of each year. The assessor asks for your closing statement, purchase price, down payment, and the tag numbers of your vehicles. The law is Mississippi Code Sections 27-33-1 through 27-33-79.
Here is where most explanations go wrong. The honorable discharge wording in Mississippi’s homestead rules is a Mississippi rule for the tax benefit only. It is not the test for a VA home loan. For the loan, VA looks for service under conditions other than dishonorable and a Certificate of Eligibility. Those are two different decisions made by two different offices. Why it matters to your approval: we qualify you on the full payment, taxes included. If you close in June, you cannot file until the next January, so your first escrow usually carries the full tax. Once the exemption posts, the escrow analysis drops that line. A lower tax line means more room in debt-to-income and more residual income. A veteran receiving VA disability compensation is also generally exempt from the VA funding fee.
Why Mississippi Veterans Work With Us

That is a rule for everyone, not an extra rule a lender adds on top of VA’s rules.

Where Mississippi VA Buyers Live: The Coast, the Golden Triangle, and the Pine Belt
Keesler AFB and the Gulf Coast
Keesler sits in Biloxi in Harrison County. Buyers spread west to Gulfport, north to D’Iberville and Woolmarket, and east across the Back Bay into Ocean Springs and Gautier in Jackson County. Interstate 10 and Highway 67 carry most commutes. Homes closer to the water cost more to insure, so two houses at the same price can carry very different payments.
Naval Construction Battalion Center Gulfport
Seabee families often look at north Gulfport, Long Beach, and Saucier. Moving inland past Interstate 10 usually trades a longer drive for lower wind and flood exposure.
Columbus AFB and the Golden Triangle
Columbus AFB is in Lowndes County. Pilot training tours are short and steady. Buyers look at Columbus, Caledonia, and Starkville in Oktibbeha County. Many homes are older brick ranches on larger lots, which appraise well against VA property rules when the roof and systems are in shape.
NAS Meridian
NAS Meridian sits northeast of Meridian and reaches into Kemper County. Buyers look at Meridian, Marion, and Collinsville in Lauderdale County, where prices tend to run below the Coast. Rural homes with wells are common. Training tours here are often short, so we plan the resale or rental exit on the first call.
Camp Shelby and Hattiesburg
Camp Shelby is a Guard and Reserve training center south of Hattiesburg in Forrest County. Many buyers here are traditional Guard members with a civilian job. Loan limit: every Mississippi county uses the $832,750 2026 one-unit baseline (FHFA 2026 county limits). With full entitlement VA has no loan limit. The county figure only matters when entitlement is still tied up in another VA loan.

The Mississippi Money Risks VA Buyers Should Price In
The biggest Mississippi risk is not the rate. It is the insurance bill on the Coast and the timing of the tax exemption.
Wind, hurricane, and flood insurance near Keesler
On the Gulf Coast, homeowners insurance with wind coverage can be the second-largest line in the payment. In a mapped flood zone, federal rules require flood insurance on a VA loan, and that premium goes into the escrow too. We qualify you on the real quotes. The first-year tax gap
Tier 3 can take the property tax to zero, but only after you file between January 1 and April 1 (MS DOR). Close in spring or summer, and the first year usually runs at the full tax. Plan your budget on the higher number. The payment should drop after the exemption posts and the servicer runs its escrow review.
Losing the homestead after PCS
Homestead is for the home you live in. If you leave Keesler or Columbus and rent the house, the exemption does not follow you. The rent needs to cover the full tax and a landlord policy, which often costs more than the policy you had as an owner.
Older homes and moisture
Heat and humidity are hard on roofs, crawl spaces, and wood. VA appraisers call out peeling paint on older homes, wood rot, and signs of pests. A private termite inspection is common in the South. Ask what your contract says about who pays for it.
Mississippi Property Types and VA Minimum Property Requirements
Most Mississippi VA issues come from land, water, and age. Each ties back to the VA minimum property requirements.
Rural land, wells, and septic
Around Meridian, Columbus, and the Pine Belt, homes on several acres with a well and septic are normal. VA can finance the home and its lot when the appraiser supports the land value with nearby sales. Safe water is a must. Timber or farm land that earns income is a different deal, so we talk about how much land comes with the house before you sign.
Manufactured homes
Manufactured homes can work on a VA loan when they sit on a permanent foundation, are titled as real estate, and meet VA rules. We check the title and foundation before you spend money on an appraisal.
Coast condos and elevated homes
A Biloxi or Gulfport condo must be in a VA-approved project. Many beach buildings are not approved. Homes raised on pilings after past storms are common. The appraiser looks at access, stairs, and the space under the home.

Example: an airman buys a $285,000 home in D’Iberville with $0 down. We qualify on base pay plus BAH, using real wind and flood quotes. The home sits north of Interstate 10, so the wind and flood quotes come in lower than a similar home near the beach. If a disability rating comes through later, the family can file for Tier 3 in the next January window.
Totally disabled veteran buying in Ocean Springs
Example: a veteran with a service-connected total disability closes in May. The funding fee is generally waived because the veteran receives disability compensation. The first escrow uses the full tax because the filing window closed April 1. The veteran files with the Jackson County assessor the next January. After the exemption posts, the escrow review should remove most or all of the property tax line.
Guard member at Camp Shelby with a civilian job
Example: a teacher in Petal drills at Camp Shelby. We count the teaching salary and stable drill pay with history. If debt-to-income runs high, strong residual income can carry the file, and manual underwriting is on the table.
Surviving spouse in Columbus
Example: an unremarried surviving spouse with a Certificate of Eligibility buys in Caledonia with $0 down. The spouse is exempt from the funding fee and may also qualify for Tier 3 on the new homestead if the late veteran’s status fits the rule. The assessor makes that call, so the spouse brings the VA letters and the death certificate when filing.
