Idaho VA Loans: The Short Answer
Yes. Idaho veterans, active-duty members, and eligible Guard and Reserve members can buy with $0 down and no monthly mortgage insurance. VA sets no minimum credit score, and with full entitlement there is no VA loan limit. We lend to VA’s rules without adding our own score floor.
As of Q3 2026 (September 2026): Entitlement is how much VA will back on your loan. Idaho buyers with full entitlement have no VA loan limit. With partial entitlement, the county loan limit is used. The 2026 county loan limit (the conforming limit) in Idaho is $832,750 in most counties, up to $1,249,125 in Teton County (VA.gov loan limits; FHFA 2026 limits). VA sets no minimum credit score (VA Pamphlet 26-7, Ch. 4). VA uses 41% as a check point, not a limit, for how much of your income goes to debt payments. VA also has a guide for the money left over each month after your bills (VA calls this residual income). For a West-region family of four on loans of $80,000 or more, the guide is $1,117 a month. It is 5% lower for active duty and military retirees. The guide is not an automatic yes or no (VA Pamphlet 26-7, Ch. 4). The funding fee is a one-time fee paid to VA. It runs 2.15% on first use with under 5% down and 3.3% on later use. Veterans receiving disability compensation pay none (VA.gov funding fee table, effective April 7, 2023).
What Is a Idaho VA Loan?
A Idaho VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and made by a private lender. Because VA guarantees part of the loan, the lender can approve it with no down payment on full entitlement and no monthly mortgage insurance. It is the same federal program in every state. What changes in Idaho are the state’s tax rules, its insurance market, its county loan limits, and how closings work here, which is what the rest of this page covers.
Idaho VA Loan Rules and Veteran Tax Benefits
Idaho gives a disabled veteran two tax breaks that stack. Most buyers only hear about one. The first is the homeowner’s exemption every owner-occupant can get. The second is the Disabled Veteran Property Tax Benefit. You need the first to get the second.
Step 1: the homeowner’s exemption
The Idaho State Tax Commission says the homeowner’s exemption takes 50% of the value of your home and up to one acre off the taxable value, up to a maximum of $125,000. You apply with your county assessor. It stays in place until the home changes owners or stops being your primary residence.
Step 2: the Disabled Veteran Property Tax Benefit
- You must have a 100% service-connected disability rating, or get paid at 100% because of individual unemployability, as of January 1 of the tax year.
- You must own and live in the Idaho home as your primary residence by April 15.
- The home must already carry the homeowner’s exemption.
- The benefit can cut property taxes on your home and up to one acre by as much as $1,500.
- Apply between January 1 and April 15 for that year’s taxes, online or with the paper Disabled Veteran Property Tax Benefit Application filed with your county assessor.
Once the benefit is granted, a surviving spouse can keep using it. It does not move to a new home after the veteran dies. Details are on the Tax Commission veteran benefit page.

The Property Tax Reduction program is a third option. It has an income limit, and the veteran benefit does not.
Here is where most explanations go wrong. Idaho’s benefit keys on your VA rating. Any service or discharge test tied to an Idaho tax program is a state rule for the tax benefit only. What it does to your payment
We qualify you on the full payment, taxes included. After both breaks post, your tax line drops. That gives you more room in your debt ratio and your residual income. We do not count a benefit you have not been granted yet. If you get VA disability pay, you also skip the VA funding fee.
What a No-Overlay VA Lender Means in Idaho
An overlay is a lender rule added on top of VA’s. VA itself never set a minimum credit score, so any number you were quoted came from the lender. We lend to VA’s rules in Idaho, with no added score floor and no debt-to-income cap tighter than VA’s.
What we cannot change: the wait before you can refinance. VA sets this waiting period for a VA IRRRL (a refinance to a lower rate) and for a VA cash-out that pays off a VA loan. Ginnie Mae, the agency that backs the bonds VA loans are sold into, adds its own wait for loans that go into those bonds (Ginnie Mae MBS Guide, Ch. 24). Anyone who says they waive those is not telling you the whole story.

The funding fee is VA’s one-time charge on the loan. It can be added to the loan. Idaho buyers who get VA disability pay do not pay it. If your disability claim is still open when you close, you pay the fee. If VA later grants disability pay that starts before your closing date, you can ask VA for a refund. On active duty with a claim before discharge? If VA has not rated it before you close, there is no refund.

Idaho VA Markets: Mountain Home AFB, the Treasure Valley, and Beyond
Mountain Home Air Force Base
Mountain Home AFB sits in the desert southwest of the town of Mountain Home, in Elmore County. It is home to the 366th Fighter Wing. The base is remote, so families pick between living in Mountain Home for a short drive, or in the Boise area for more choice and a long daily commute. The 2026 BAH for an E-5 with dependents at Mountain Home AFB is $1,605 a month. For an E-6, it is $2,187 (DoD BAH). BAH follows your duty station, not the town you choose, so a Boise home does not raise it.
Boise, Meridian, and Nampa
The Treasure Valley is where most Idaho VA buyers land. Boise has older homes near downtown and the foothills. Meridian, Kuna, and Nampa have large newer subdivisions. Gowen Field in Boise hosts Idaho National Guard units, and the Boise VA Medical Center serves veterans across the region. Ada and Canyon counties both use the $832,750 limit for 2026.
Idaho Falls and Pocatello
Eastern Idaho is quieter and more affordable. Buyers here often look at homes on an acre or more. Bonneville and Bannock counties are at $832,750. Winters are colder here than in Boise, so heat and roof condition get a close look on older homes.
Coeur d’Alene
North Idaho draws retirees from the West Coast. Lake homes and wooded lots are common. Kootenai County uses the baseline limit. Waterfront and wooded lots can bring extra items like a private road, a well, or a shared dock. We check those before the appraisal is ordered.
Teton County
Driggs and Victor sit on the Idaho side of the Tetons. Teton County is Idaho’s only county above the baseline, at $1,249,125 for 2026 (FHFA). With full entitlement, that number does not cap your loan. It matters only when part of your entitlement is still in use on another VA loan.

Spouse Debts, Wildfire, and Exemptions: Idaho’s Money Risks
The money risks in Idaho come from fast growth, dry summers, and a rule about spouses that many buyers never hear.
Your spouse’s debts count
Idaho is a community property state. Here is where most explanations go wrong. They say only the person on the loan matters. Under VA rules, in a community property state we must look at the debts of a spouse who is not on the loan. A car payment in your spouse’s name can change your ratio. We pull the full picture up front so nothing surprises you in underwriting.
Wildfire
Homes near the Boise foothills, in the mountains, and in wooded North Idaho face wildfire risk. Insurance can cost more there, and some carriers are picky. Get a real quote before you lock your budget. We put that premium in your escrow.
Losing the homeowner’s exemption
If you PCS out and rent the house, it is no longer your primary residence, and the homeowner’s exemption ends. Your tax bill can jump. If you plan to keep an Idaho house as a rental, run the numbers with the full tax.
HOA dues in new subdivisions
Many Treasure Valley subdivisions have HOA dues. They count in your payment and your debt ratio. Get the dues before you compare two homes on price alone.
Idaho also has an income tax. The Tax Commission rate schedule shows a single rate of 5.3% above a small exempt band for 2025. We use your real take-home pay when we figure residual income.
New Builds, Wells, and Acreage: Idaho Homes and VA Rules
Idaho is building a lot of new homes. That brings its own VA rules, on top of the usual VA Minimum Property Requirements.
- New construction. A newly built home needs proof it was finished, such as the local building office’s final approval. It also needs a warranty: one year from the builder on a VA form, or ten years backed by insurance. Ask us before you sign a builder contract.
- Irrigation and water. Some Treasure Valley homes have irrigation water and a well. The drinking water has to be safe. We order the water test early.
- Septic. Rural lots need a working septic system. VA asks for a septic check on a home not yet built, when there are signs of trouble, or in an area known for soil that drains poorly.
- Acreage. VA has no acre limit. A farm home you live in can get a VA loan. The loan covers only the home’s value as a place to live, not the farm value of extra land, farm buildings, or animals.
- Manufactured homes. They must sit on a permanent foundation and be titled as real property.
- Condos. The project must be on VA’s approved list.
A VA appraisal can list repairs. Most are small. We plan for them so they do not hold up closing. A common mistake on new builds is to assume a brand new home cannot have VA repair items. It can. A missing handrail or unfinished grading can hold up a new-build closing just like a worn roof on an old one. We ask the builder for a final walk-through list so the appraiser sees a finished home.
Common Idaho VA Scenarios We Structure
PCS to Mountain Home AFB, living in Boise
Example: an E-6 with a family reports to Mountain Home AFB. His BAH is $2,187 a month. He wants Meridian schools, so he buys in Ada County and drives. We count his BAH once orders are in hand, and gross it up because it is not taxed. He buys with $0 down and no monthly mortgage insurance.
100% disabled retiree using both breaks
Example: a retiree rated 100% buys in Nampa. She pays no funding fee. She files for the homeowner’s exemption right after closing, then for the Disabled Veteran Benefit between January 1 and April 15. The benefit can cut her tax bill by up to $1,500. We qualify her on the tax without the benefit, then her escrow drops once it posts.
Second VA loan with entitlement in use
Example: a veteran keeps a VA loan on a rental in Idaho Falls that ties up $120,000 of entitlement. Ada County’s limit is $832,750. Twenty-five percent is $208,187.50. Minus $120,000 leaves $88,187.50. That covers a $0-down loan up to $352,750. At a $450,000 price, he needs 25% of $97,250, or $24,312.50 down.
Married buyer applying alone
Example: a Guard member at Gowen Field applies alone. His wife has a car loan. Because Idaho is a community property state, we count her payment in his ratio. If it runs high, manual underwriting and residual income can still carry the file. We also count his drill pay when it has a steady history.
