Uses net profit on the CPA P&L as qualifying income. The P&L path with no bank statements requires a 720 minimum credit score. Fastest documentation path for established self-employed borrowers with strong margins.
Asset Depletion Loan Requirements
- Most recent statements for brokerage, retirement, and bank accounts evidencing eligible assets
- Most recent two years of tax returns and corresponding tax transcripts (required)
- Minimum $1,000,000 in net eligible assets
- Entry tier 661 credit at 80% max LTV; higher loan amounts require stronger credit and lower LTV
- Retirement asset haircut: 70% of vested value if the borrower is 59½ or older, 60% if under 59½ (borrower must be sole owner, fully vested, penalty-free access)
- Two years of self-employment history
- Primary residence (1–2 units) and second homes only — investment properties and 3–4 unit primaries are not eligible
- Maximum DTI 49.99%; DTI above 45% requires 700+ credit and 6 months reserves
Qualifying income is calculated one way: net eligible assets divided by 240. Cash-out proceeds and business funds are not eligible assets, and asset-depletion income cannot be combined with employment income from the same account holder. Maximum loan amount $3,000,000 (at 740 credit and 60% LTV); first-time homebuyer maximum $1,500,000.
